Job Description

The Opportunity:As Construction Project Manager reporting to the Studio Director, you will be responsible for all aspects of construction execution on projects. Our boutique interior design studio primarily focuses on retail spaces, but also takes on residential. It is a fast-paced business that requires excellent organizational and operational strength, strong interpersonal and communication skills, strict attention to detail and excellent client relationship expertise.Responsibilities:Review Client lease documents to ensure landlord deliverables and timing is favorableConduct site assessments visits to help determine viability of potential spacesProvide rough budget estimates to help build initial pro-formaInterface with design team throughout design process to ensure project is cost efficient and design is executableInterface with exterior architecture partner to determine permitting timeline and build rough initial project scheduleReview all construction documents and shop drawingsInteract with tenant coordinators to obtain tenant criteria, preferred contractor info, etc.Build and maintain national contractor database for use on national projectsSelect contractors for bidding each project, coordinate bid process & level & negotiate bidsCreate final schedule and budgetInterview construction project manager's and site supervisors to ensure quality and successAward each project and work with contractor and Client to execute contract between themCheck lead times and ensure all work with project timelineOrder and manage all project specifications to ensure all items are on site when needed by GC; including, but not limited to, lighting package, flooring, baseboard, doorswindows, any material or item with long lead timesCoordinate between GC, LL, & Sign Vendor on approvals & requirements prior to sign installation. Coordinate GC with Sign Vendor to ensure all necessary electrical work is done prior to installEstablish expectations with each contractor and proactively manage each projectManage contractors daily via email and phone and conduct weekly team callsQuickly escalate critical issues that may affect schedule or budgetManage proactive change order processConduct site visits, as necessary (5+ per project), in order to successfully manage the project schedule, verify high quality of construction, and deliver the space to the ClientCollaborate with Design & Operations team to ensure timely delivery of all millwork, signage package, and any vendor-supplied items are in alignment with project scheduleManage dates and publish a weekly vendor delivery schedule that includes every vendor for each project & the ClientAnswer RFIs and relay updates to design teamEnsure all punch-list items are completed by the GC before Turnover dateFacilitate the timely completion of closeout package submission from the GC, and provide the required documents to the ClientRequirements:Minimum 5 years of construction management experience working for a GC. Experience working on retail projects is preferred.Ability to travel up to 50-75% of timeAbility to work independently and set priorities with minimal supervisionPosition is based in LA studio, when not travelingMust have valid CA driver license and transportationAbility to read plans and shop drawingsResourcefulness and strong creation solution orientationStrong understanding of construction methods, terminology and processesUnderstanding of key lease documents and Landlord Work Letter exhibitsExcellent communication skills (oral and written)Ability to use basic Sketchup, Dropbox, Google Drive, Zoom, etc.Superior organizational and management skillsUnderstanding of creating and reading Gantt ChartsDemonstrated ability to manage multiple projects concurrentlyAn excellent eye for detail and strong critical thinking skillsAbility to be direct and manage conflict with careStrong interpersonal skillsNuanced customer service and relationship management skillsLove of people, process, and executionAbility to work with passion, excitement, and sense of urgencyHighly organized and efficient with time managementA great attitude and sense of humorThe pay is commensurate with experience; however, the range stated is not negotiable.
