Job Description

Property: The Sands an iconic high rise on the Gold Coast, featuring a 10-story building with 99 apartments, a pool, and onsite parking. In your spare time, enjoy the Gold Coasts renowned theme parks, pristine beaches, and scenic hinterland trails. The Role This is a contractor opportunity for a Caretaker , engaged to monitor the regular operations and maintenance of our beachfront property. You would be required on-site: Monday to Friday: 7:00 AM 11:00 AM Saturday: 8:00 AM 10:00 AM On-call availability outside of these hours for emergencies. The Caretaker will be engaged as a service contractor and will enter into a Caretakers Agreement with the Body Corporate and unit owners to uphold the propertys upkeep, ensure smooth operations, and maintain compliance with all caretaking agreements. Key Requirements Supervise contractors while work is being carried out, ensuring all licenses and insurances are up to date. Monitor and enforce By-Laws in accordance with the Body Corporate Agreement. Perform minor maintenance tasks as directed by the Body Corporate. Track and follow up on actionable items to ensure completion. Source and present quotes for maintenance projects to the Body Corporate. Build strong relationships with unit owners and provide a high level of service. Ensure compliance with Occupational Health and Safety requirements and report any hazards. Be available for emergency call-outs outside of designated hours. Skills & Experience Ability to identify and manage maintenance issues, including liaising with contractors. Strong interpersonal skills and attention to detail. Basic administrative skills, including proficiency in Word for simple monthly reports. Hands-on experience with general maintenance, repairs, and cleaning. A general understanding of fire systems. What were looking for Proven experience in a similar caretaker, property manager, or housekeeping role, ideally in hospitality or tourism. Excellent time management and organizational abilities. Practical experience in maintenance, cleaning, and minor repairs. Ability to work independently and as part of a team. An ABN and personal insurance (required for successful applicant).
