You will contribute to the alignment of property strategies to services strategies and the overall UnitingCare strategic plan; as well as ensuring capital efficient and required returns on capital investment (ROIC).Please note, this is a permanent, full time opportunity.Your part in our UnitingCare teamResponsible for the delivery of a high calibre of property management of UnitingCares extensive property portfolio.Delegate and followup in a motivating way, achieving results through others.Coach and develop junior staff daily, ensuring development goals are linked to business objectives and improved performance.Manage a complicated portfolio that includes both client owned and leased assets.Ensure property asset strategy is aligned with profitability and benchmark targets as outlined in the strategic and operational plans.Provide strategic investment and property management services for each asset, with the objective of creating long-term value and supporting operational performance.Represent UnitingCare as tenants to negotiate lease deals reflective of good market value and that risk is mitigated.Manage the UnitingCare rental roll and associated receipts and/or payments associated with meeting commercial obligations for all properties under management.Maintain appropriate financial records and payment/receipt schedules for properties under management, including property outgoings, agent fees and associated expenditure.Prepare and administer corporate real estate budgets as delegated and develop regular financial reports of variance and forecast against budget including recommended action where variances are unfavourable.Manage all portfolio data within the property database to ensure that all lease management, asset management data is kept current and critical dates are met and managed within targeted time frames.Ensure compliance with all property management obligations including the relevant provisions under the various Acts and regulations and industry best practice.Maintain accurate records of leased/licensed property and land assets across the portfolio, ensuring the timely update of property data and critical dates, and easy access to this information.Undertake property research/options analyses and prepare commendations/reports to ensure informed decision-making including looking for opportunities to optimise the outcomes (both financial and other aligned outcomes).Administer relevant Board approved documentation to ensure timely lodgement of property and lease transaction approval documents, and the reconciliation and storage of property transaction approval references.Coordinate and oversee the fit out and/or relocation of various premises for UnitingCare service groups.What makes a difference for us?The successful candidate will ideally demonstrate the following:Senior commercial property experience that is comparable to or translatable to the UnitingCare property portfolio, ideally in a retail, commercial office, industrial or medical field.Demonstrated ability/experience to work in a large complex organisation with a diverse and geographically disbursed property portfolio.Strong team skills the team will need to support each other across a range of different portfolios.Knowledge and experience of all relevant real estate legislation and regulations applicable to Queensland and NT.Effective analytical, problem solving and commercial real estate services skills with demonstrated ability to deliver outcomes which are financially responsible and practical and ability to undertake effective negotiations relevant to property transactions.What makes a difference for you?The opportunity to be part of the second-largest Queensland employer who has been leading by example as a proud not-for-profit, for more than 100 years.Flexible work arrangements to support work-life balance.Access to salary packaging, meal and entertainment benefits - save tax and increase your take home pay by salary packaging up to $15,900 per year tax free as well as up to $2,650 of your pre-tax income to pay for meal and entertainment benefits.A recognition and rewards platform, providing employee discounts at hundreds of retailers, including everyday expenses, holidays, health insurance, a wellbeing program and employee assistance program.Career development opportunities to challenge yourself, grow and make a meaningful difference.12 weeks paid parental leave and 2 weeks paid partner leave, available after 6 months service, in addition to the government scheme.Diversity and inclusive leave, offering paid gender affirmation leave and cultural leave options (paid and unpaid) for those who may celebrate Lunar New Year, Diwali, Ramadan, NAIDOC weeks and other significant cultural events.Diversity & InclusionOur approach is simple everybody is welcome here.
