Backed by investors like Blackstone, this is just the beginning...Join the A-Team at AirTrunk, where the cloud meets the ground.Position Overview:As the Associate Vice President of Real Estate, reporting to the VP of Site Selection, you will collaborate with the Customer Solutions Design and Innovation team and regional Commercial teams to:Guide AirTrunks real estate expansion across new and existing markets in APAC and JapanSource and manage real estate transactions aligned with our expansion strategyDevelop and execute regional expansion strategiesWork strategically with stakeholders to identify locations, drive transactions, address roadblocks, and update leadershipManage a team and key stakeholders to assess real estate, engineering, construction, policy, planning, and business development factors such as viability, hazards, risks, energy, connectivity, land use, zoning, permits, environmental impacts, design, demand, and incentivesDaily Responsibilities:Lead a team of real estate professionals and consultants in site identification and due diligenceDrive real estate acquisition processes for new data centres:o Facilitate stakeholder inputo Engage external partieso Prepare business cases for executive approvalo Negotiate legal agreementsEngage with customers and stakeholders for business development opportunitiesManage project budgets and timelinesOversee contracts, NDAs, and engagement letters related to site selectionManage due diligence budgetsEvaluate risks and site conditions to guide expansionNegotiate effectively with clients, vendors, and partnersPartner with the commercial team on deal structuringCollaborate with the customer solutions team to build a location database and identify hotspotsProvide regular updates to leadership on progress and challengesWork with planning and design teams on feasibility and high-level solutions for new developmentsAssess and compare regions and sites for development based on inputs like costs, risks, and schedulesMinimum Requirements:15+ years of experience in real estate transactions, with expertise in acquisition and leasing in Australia/APAC, especially in Data Centre/Industrial sectorsWillingness to travel across APAC regionsRelevant Bachelor''s or Masters degree preferredFamiliarity with data centre assets and real estate taxation is advantageousStrong analytical, organizational, and planning skillsExperience managing in a matrixed organizationSelf-starter with adaptability and quick learning abilityExcellent communication skills in EnglishProficiency in Office tools (Outlook, Word, Excel, PowerPoint)Our Culture:At AirTrunk, youll accelerate your career while helping shape the regions digital future.
