Live-in Caretaker (Coopers Plains) - stable opportunity, autonomy & ownershipCompetitive contract paid monthly + onsite accomWe are seeking expressions of interest for a contractor Caretaker opportunity at a Brisbane metropolitan residential complex in Coopers Plains, consisting of 70 residential units completed in 2012.This opportunity presents for the first time in six years, due to the retirement of the caretaker.About the CompanyBHC Creating Liveable Communities is an independent, not-for-profit developer, owner and manager of affordable and community housing. BHC''s core values are Making a difference; Working with integrity; Work safely; Supporting each other; Valuing our differences; Being accountable and delivering quality, and Celebrating achievements.More about the Role & Our TeamWhilst working reasonably autonomously, the Caretaker is primary responsibility is to deliver and fulfill the requirements of the Buildings Caretakers Agreement on behalf of BHC. Support and supervision are provided by BHCs Asset and Housing team.An onsite three-bedroom unit and a car space would be provided to the Caretaker. Being a live-in role allows the Caretaker to better facilitate an on-site presence for the community and to support resourcing the required duties.As the Caretaker, you will play an important role in contributing to creating liveable communities for our residents, byproviding services according to the Caretakers Agreement including:Watering, fertilising, weeding, mowing and maintenance of any lawns, gardens and shrubs to a high standard.Arranging maintenance and/or service contracts for the Body Corporate as required, and ensuring maintenance and service contracts are carried out in accordance with their terms.Coordination/engagement of tradespeople.Cleaning of building external, internal, and common areas including mopping, sweeping, and wiping of kitchen/BBQ areas, maintaining driveways, footpaths, stairwells, corridors, and letterbox areas.Be available for first point of contact for emergencies during and outside normal working hours and assist in coordinating emergency repairs.Maintaining an awareness of and ascertaining the general condition of common areas and assets contained therein and improvements to property that is the responsibility of BHC to maintain.Reporting promptly to the BHC Asset Team on all things requiring repair by a skilled contractor or creating a hazard or danger that would require rectification by a skilled contractor.Implementing WH&S compliance as required which may include evacuation rehearsal drills and safety briefings.Placing bins out for council collection, bringing these back in for weekly use and cleaning of bins and bin areas.Removal of additional building rubbish (such as garden waste).Replacing light globes in common areas.Coordinate and undertake compliance audits and inspections where required.Attending training and information meetings held by BHC for all contractors.Maintaining records of services provide by contractors for auditing purposes.Organising maintenance quotes and provide building reports when requiredWorking closely with BHC''s Housing Management, Caretaking and Asset team and liaising with the Body Corporate and residents to provide effective building management for occupants.About YouThe Caretaker can be a very rewarding and at times challenging opportunity which requiresthe right combination of diplomacy, tenacity, and empathy.We require the successful contract holder to have a background property Caretaking, building management or a relevant trade.As the services provider, you will be required to have a proprietary limited company or be willing to arrange.You will also need to have and maintain at your own expense a mobile phone and all tools of trade reasonably necessary to carry out the requirements of the agreed services outlined above.The contract holder will also be required to obtain and/or maintain at their own expense any insurances, registrations or licenses in order to complete the contracted services, specifically including Public Liability Insurance, Personal Injury Insurance, Motor Vehicle License.To applyIf the above sounds like you then we would love to hear from you.
