RHM Real Estate Group is seeking a talented individual to lead the facilities operations of a diverse slate of properties, ensuring they are well-maintained. In this position, youll oversee building systems, maintain vendor relationships, execute preventative maintenance, and manage major repairs and construction projects. Youll also be involved in staff development, budget management, and emergency response coordination. If youre passionate about hands-on facility management, thrive in a collaborative environment, and want to make a tangible impact within a growing team, wed love to hear from you!RESPONSIBILITIESKnowledge of building mechanical, electrical, HVAC, plumbing, fire safety, and security systems to ensure proper operation.Ability to respond to unusual facility conditions promptly.Guide maintenance staff in understanding building systems and performing preventative maintenance.Oversee major asset repairs such as roofs, facades, parking lots, and sealcoating.Manage vendor relationships, including contracts, negotiations, renewals, and quality control.Ensure proper techniques and cost-effectiveness in contract repairs.Negotiate service contracts for major mechanical systems.Manage construction and renovation projects within budget, monitoring costs and quality.Perform site audits of common areas and ensure maintenance standards are met.Assist in property inspections and ensure work quality.Communicate with ownership regarding asset improvements and repairs.Recommend physical and capital improvements as needed.Handle emergency situations, including cleanup and dispatching technicians.Remain on-call for emergencies.Coordinate with agencies for emergency protocols.Participate in annual budget reviews and adjustments.Negotiate with vendors on products and services.Maintain incident and litigation reports.Communicate effectively with property staff.QUALIFICATIONS5+ years in a Facilities or similar managerial role.3+ years experience in real estate/property management preferred.High School Diploma or GED required.Associates Degree or technical certifications preferred.Bachelors Degree is a plus.Strong knowledge of building systems.Leadership and staff supervision skills.Ability to work independently, with some travel required.COMPENSATION & BENEFITSCompetitive salary based on experience.PTO, sick leave, and holidays after 60 days.Medical, dental, vision insurance after 60 days.Disability and life insurance after 60 days.401(k) plan after 1 year.WORK SETTING & DETAILSFull-time, Monday - Friday, with on-call as needed.Locations include the corporate office and NE Ohio apartment properties.Reliable commute or relocation required.U.S. work authorization required.---Why Build Your Career with RHM Real Estate Group?We are a growing real estate firm investing in multifamily and commercial properties, dedicated to teamwork, integrity, and growth.
