Job Summary Reporting to the Head of Residential, the Head of Asset Management (Residential) is responsible for the maximisation of net income and operational performance standards of the residential real estate portfolio in Australia, with accountability for property management, leasing, tenant relations and staffing. Primary Responsibilities Asset Management Maximise asset values through the application of active asset management including strategic planning, budgeting, leasing, capital improvements, financing and support for acquisitions and dispositions. In collaboration with the Development and Investment teams, develop and implement investment strategy and the business plan for each property. Approve the annual business plan of each property. Ensure property operations are efficient, effective and in accordance with the approved business plans through the application of professional property management, leasing, marketing, financial and administrative standards. Ensure the provision of high standards of quality and service in a consistent manner throughout the portfolio with the purpose of maximising tenant retention and long-term net income. Manage a geographically dispersed portfolio across Australia to meet both income and capital gain objectives. Manage relationships joint venture partners (both investor partners and operating partners) with an emphasis on client relations with third party investors, including regular joint venture meetings, presentations, and property tours. Generate and deliver fund management, valuation committee and investor presentations. Manage third party service providers including property, leasing, construction, and investment sales. Leadership Oversee the direction, organisation, staffing, compensation, training and leadership development of all staff within the portfolio. Prepare and deliver presentations for internal and external stakeholders and investors. Collaborate and build meaningful relationships with various internal stakeholder groups, including but not limited to acquisitions, development management, real estate debt, research teams, etc. Maintain and strengthen relationships to ensure the successful execution of investment objectives within the context of the firms investment management agreements and policies. Transactions Participate in the selection of potential property purchases and sales. Assist in the due diligence and transition of newly acquired assets. Oversee the production of quarterly and annual asset management reports; prepare and present annual asset valuations and hold/sell recommendations. ESG Oversee ESG requirements for the residential portfolio. Commitment to improving ESG outcomes for the residential portfolio. Qualifications The successful candidate should have a strong track record in the asset management ideally across the risk return spectrum with a focus on core/core-plus real estate investments. Value-add and Opportunistic experience is a strong plus. He or she will possess in-depth knowledge and exposure to real estate management, marketing, leasing, and project management, particularly as related to the Australian markets in which Barings operates. The successful candidate will be a player/coach, demonstrating both leadership skills and a team-player reliability. Additional qualifications include: A minimum of 15 years of real estate asset management experience. Exposure to diverse product types is a plus (office, industrial, retail, build to rent, hotel and land). Third party investment management experience is a plus. Excellent understanding of the strategic direction, culture, and mandate of Barings real estate division (and of Barings) and the ability to lead by example and communicate/model this to direct reports and field staff. Demonstrated ability to manage change, render effective decisions, think conceptually, exercise flexibility, and show good judgment in assessing complex management, staffing, and business issues. Owner, operator experience or hands-on involvement with a vertically integrated asset and property management businesses. Exceptional presentation and communication skills, both oral and written; strong interpersonal skills. Superior analytical, quantitative, and technical skills. Strong working knowledge of MS Office. Rigorously organized and detail oriented, with the ability to multi-task. Entrepreneurial and self-motivated, with aggressive leasing attitude. Proven track record of building, leading, developing, and mentoring a team of customer-centric real estate professionals.
