This position will complete the operation, inspection, and maintenance of all commercial building equipment including electrical, mechanical, pump, fire, plumbing, and HVAC systems to achieve increased efficiency. The Building Engineer will be required to ensure safety while decreasing downtime by completing proactive performance testing and scheduled maintenance.Working under the direction of the buildings Property Manager, the Maintenance Technician is responsible for performing preventative maintenance and corrective repair of the buildings mechanical, electrical, plumbing, steam, elevator and fire/life safety systems. This position does require you to be a part of our on-call schedule.Duties & ResponsibilitiesPerform preventive maintenance and repairs on mechanical, electrical and plumbing systems.Perform general repairs, maintenance and replacement of building components including, but not limited to: building fixtures and appliances, plumbing and electricalMaintain operation logs and files, where appropriate, to include, but not limited to: equipment or operation inspection logs specific to the propertyProvide prompt and courteous response to tenant service requestsMaintain ethical, professional and courteous relations with contractors and tenantsEstablish and maintain a cooperative working relationship with the entire operation staff and perform as a team memberDemonstrate full competency in applying all property emergency procedures to include assisting with directing building occupants during evacuations and assisting with life safety system alarmsUtilize fire alarm and life safety systems at assigned property and make adjustments as neededActively participate in required training activities and seminarsAssume additional responsibilities as delegated by supervisorBeing on call for emergencies at the propertyWhat We Are Looking ForHigh school diploma or general education degree (GED) and at least four years of related experience and/or trade school training.Minimum of five (5) years of experience within a high-rise environment.Minimum of three (3) years of experience in leading a team/Demonstrated working knowledge of plant equipment, including elevators, chillers, and boilers.Demonstrated working knowledge of plumbing, electrical, mechanical, drywall repairs, and carpentry.Ability to read blueprints and schematicsRead and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices.Knowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.)Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule formUnderstand correct usage of power tools (pneumatic, electric), drill motors, saws, grinder, and impact wrenches, etc.Communicate effectively both verbally and in writingInteract with employees, visitors and contractors with poise and diplomacyMaintain calm demeanor in emergency situationsUnderstand and apply correct usage of all personal safety equipmentLearn from mistakes, take action to apply the learningPhysical DemandsWork indoors approximately 80% of the time and outdoors approximately 20% of the timeWork standing all dayLift 25 lbs. or moreClimb up and down stairs and laddersAccess remote work areas and confined spaces (i.e., crawl spaces, roofs)Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends and some holidaysWork overtime as business needs deem appropriateFriedman Real Estate is an Equal Opportunity Employer.
