Reporting to the Executive Director Treasury and Strategy (ED), the Commercial Director role will be responsible for the oversight of commercial and strategic matters relating to a broad portfolio of Residential Development (including BTR), Commercial/Industrial Development, as well as the Investments and Asset Management activities of the business.Main responsibilities include but are not limited to:Work hand in hand with the ED on a range of commercial finance issuesTogether with the ED, act as a key partner to the Chief Operating Officer (COO) and operational teams, contributing to the development of the strategic commercial directions of the businessThrough your understanding of current market trends, support the ED and COO in setting and managing business KPIs, tracking performance, and providing value-add commercial insightsDeliver commercial evaluation of new opportunities including review and sign-off of project feasibility studiesSupport capital raise processes and ongoing capital and joint venture relationshipsCritically evaluate investment opportunities and assist in the acquisition and divestment processes across development and investment property sectorsEndorsement of new leasing deals, in line with business return hurdlesReview commercial contracts and legal documentation to ensure commercial impacts are understood, communicated, and reflected in the analysis of investment decisionsIdentify and implement risk strategies with a view to maximising returns for the businessBuild and maintain strong relationships with joint venture partners, contractors, and government authoritiesForecast future debt and equity requirements of all development projects as part of the groups long-term cashflow forecastingMonitor project costs and financial governance, ensuring financial targets are met whilst maintaining quality and complianceRefine and develop management and project reporting with the COO and operational divisions for inclusion in monthly operating reportsLead and monitor the commercial finance team, ensuring high performance standards are maintained as well as ongoing professional growth for team membersAbout You:For success in this role, you will be tertiary qualified in a relevant field and possess a CA/CPA/CIMA qualification.
