Their commitment to continuous improvement and modern construction tech ensures a dynamic and forward thinking workplace.About the RoleThis is a full end to end preconstruction role combining contracts administration, estimating, and scheduling responsibilities. Youll be responsible for ensuring project financials and documentation are accurate, compliant, and up to date, supporting both clients and site teams from tender through to build.Key functions include:Prepare detailed take offs, PO generation, and collaborate with business development for pricing accuracy. Youll work across diverse build types including timber frame, double brick, pole homes, and light commercialDraft and issue HIA contracts (lump sum and cost plus), incorporate BAL, EER, and engineering reports, and produce accurate addenda, provisional sums, and allowancesLog prestart selections, raise construction variations, and ensure all updates are captured and distributed for trade accuracyBuild or refine BEAMS schedules post handover, maintain call forwards, manage supplier and trade communications, and monitor purchase ordersCoordinate BA20s, planning and building approvals, demolition permits, and council liaison as requiredMaintain a real time quote register to ensure budget adherenceBe a key contact for clients, consultants, and suppliers, documenting all interactions in BEAMSKey ResponsibilitiesFull estimating across residential and commercial projectsHIA contract production and variation managementPrestart selection capture and construction change managementBEAMS schedule creation and procurementLiaison with suppliers, trades, councils, and clientsMaintaining quote and cost registers for financial oversightSkills & Experience Required2 to 3 plus years experience in contracts administration or estimating within residential or commercial constructionAdvanced BEAMS ERP skills preferred (estimating, scheduling, contracts training can be provided)Strong knowledge of WA building codes, NCC, BAL, and EER complianceHigh attention to detail, numerical accuracy, and negotiation abilityExcellent written and verbal communication skillsWhite Card, valid Australian drivers licence, and full working rightsProject Variety custom residential builds, childcare, aged care, and commercial worksTech Driven Environment utilise BEAMS ERP, BIM tools, and 3D client experiencesSupportive Culture family focused, values led team with mentorship and structureWork Life Balance Perth metro projects only.
