Key ResponsibilitiesPosition PurposeThe responsibility of the Centre Manager is to manage the centre proactively by achieving the key deliverables of the business plan. This is inclusive of ensuring optimal performance of the applicable team within the centre management function as well as effective communication with the relevant stakeholders.Shopping Centre ManagementImplementation of all responsibilities as specified in the Management AgreementsManage day-to-day operations in accordance with all RetPro standard proceduresAchieve or exceed budget targets for financial returnsStrategy and planning of the centres (marketing/operations/leasing/development)Build strong professional relationships with retailersMaximise store productivity to achieve strong salesWork with leasing department to optimise tenancy mix to meet changing market needsFinancial Administration & ReportingMaintain effective communication with head office finance team to provide accurate financial information within the set time frameEnsure that you have a constant understanding of all arrears including any arrears that you are directly responsible for debt collection and are aggressively acting to reduce these to less than 2% of annualised billingsWork collaboratively with the Lease Admin Team to ensure Assignment of Lease procedures are completed in accordance with Company Policies and Procedures within the timeframes set by Head OfficeReview Outgoings budget for centre maintenance and capital expenditure to ensure they remain within budgetIn conjunction with head office, ensure all rent reviews are actioned correctly and in timeClient Liaison & ReportingDeliver monthly reports on the performance of the centres in accordance with the timeline set out in Management AgreementsPrepare and implement the Centres Business Plan, Income and Expenditure Budget in accordance with the timeline established by Head OfficeCentre AdministrationEnsure tenancy schedules are accurate and correct at all timesEnsure all rent reviews are actioned correctly and in timeEnsure that Public Liability & Bank Guarantees are currentWork collaboratively with the Lease Admin Team to ensure Assignment of Lease procedures are completed in accordance with Company Policies and Procedures within the timeframes set by Head OfficeRisk & Legal ComplianceEnsure understanding of, and compliance with, lease-related and other legal requirements associated with operating the centreEnsure that you have a proper understanding of the legal responsibilities of your position, and that your centre is meeting its proper obligations in this regardManaging the certificate of occupancy for the centre ensuring property inspection and registers are maintainedOperations ManagementConduct a daily centre walk to ensure the centre is presented to a high standard of cleanliness and equipment is in good orderMake key decisions regarding maintenance and minor capital expenditure issuesMake recommendations to the landlord regarding capital expenditure based on life-cycle of plant and equipmentOversee maintenance programs and key service contracts to meet agreed cleaning and security standards and ensure within budgetTracking of tenancy delivery critical datesSupporting operations team with key tenancy delivery deliverablesMarketingSet objectives for the Marketing ManagerAssist marketing to develop and implement a marketing strategy and calendar for the centreContinually research the market, including competitor centre visits, external influences and retail trendsContribute to the centre achieving traffic and turnoverDevelop relationships with retailers to maximise retail opportunity to increase salesOther IncomeDevelop and improve CML presentationEncourage growth of CML database with new and different clientsGenerate sundry and income initiativesIdentify and implement new initiatives to drive other income such as mall media, pop-up, etc.Leadership and Staff ManagementEffectively manage the day-to-day performance of staff in accordance with applicable Policies and Procedures to achieve company expectationsConduct periodical 1-1 meetings and provide staff with effective feedback for growthUndertake performance review cycle and development plans as per company requirementsMentor and motivate staff via employee development plans and succession planning;
