It''s about feeling supported in your health, connected with your community and empowered to live life on your terms.Your New Role Looks Like This:As the Manager of Assets Contracts & Compliance, you''ll be at the helm of overseeing an array of preventative and reactive maintenance and capital works contracts across Australian Unity''s retirement communities and residential aged care portfolio. You''ll ensure that contractors, suppliers, and consultants not only meet compliance standards but also deliver exceptional results with remarkable efficiency. You''ll take charge of the essential services compliance program, orchestrating efforts with external contractors, consultants, and agencies to uphold the highest standards of service and safety.This role promises to be both challenging and rewarding, offering a unique opportunity to make a significant impact on the lives of many.Key Responsibilities Include:Working with our external SME and contractors to ensure all essential services PPM and reactive tasks are being undertaken in a timely manner and escalate as required.Ensure that all annual ESM certification has been completed as per KPIs and standards.Procure contractors and suppliers within discipline(s) by undertaking preparation of scopes, managing procurement processes and technical documentationFormally engage contractors using the approved form of contract (working with the Legal team in relation to any departures) and ensure all services are conducted under the appropriate form of agreementEstablish protocols for and monitoring the use of existing maintenance contractors on site (including scheduling future tender processes)Work with the Manager, Maintenance Program Delivery to coordinate activities and tasks associated with the development of annual preventative (scheduled) maintenance tasksWork with the Manager, Capital Works, to oversee and manage the engagement of external contractors in the delivery of maintenance, community refurbishment and capital replacement projectsWork with the Coordinator, Asset Management to:Ensure all contractors are appropriately compliance-checked via Minduna and Rapid GlobalManage document control of contractors who support the preventative maintenance program, including training registers, SWMS, etcManage the system and processing of service records, matching service records to vendor invoices and cost coding of vendor invoicesDevelop reporting showing performance targets (preventative maintenance schedule), including analysing work data and the program information, preparing contractor performance assessments, updating contracts and programs and preparing requests for information (RFI).About You:At least 5 years experience in the property sector with a preferred bias towards property-related Essential Services Maintenance (ESM) and contract managementExperience within the seniors living sector will be highly regardedThorough understanding of procurement practices and analysisProven experience in developing document and compliance management systems/processesSound knowledge of building methodologies and practicesSound knowledge of budget/cost controlExcellent communication skills with the ability to develop and strengthen relationshipsWhat''s on Offer:You will enjoy a range of great employee benefits and rewards including:Competitive salary + bonus programEnjoy additional yearly Well-Being and Community leave days14-week paid parental leave, with equal benefit for both parents PLUS our Bump to BabyEmployee Referral ProgramEmployee Assistance Program - support and assistance for you and your partner at those times in life when you need it mostMaxxia Rewards - a great range of discounts and benefits at selected retail outlets, department stores, attractions, travel, cinemas, restaurants.Discounts across the Australian Unity business including Private Health Insurance, General Insurance + more!Available access to LinkedIn Learning courses through our great Learning platformFor further benefits visit: Unity is an Equal Opportunity employer and we encourage applications from all members of the community, including people of Aboriginal and Torres strait Islander descent, culturally and linguistically diverse backgrounds and, mature aged people.Unlock job insightsSalary match Number of applicants Skills matchEstablished in 1840, were Australias first member-owned wellbeing company, delivering health, wealth and living services.
