OverviewWere on the hunt for an Operations Manager to join the team and be responsible for the day-to-day asset operations of Smith Collective, a BTR community with 1,254 apartments in the heart of Southport village, ensuring compliance with QLD legislation (RTRA Act, POA) and Locals standards. The person fulfilling this role will be responsible for overseeing daily property management operations and will work closely with the marketing, leasing, and property teams to create an inclusive, community-focused living environment, leading the resident experience program and optimising occupancy and maximising resident retention. The Operations Manager will be responsible for driving commercial outcomes through arrears management, ancillary revenue growth, and budget oversight. They will also manage escalations, high-risk matters, and incident reporting, maintaining compliance and mitigating risks. In short, were on the hunt for a key leader to manage a high-performance onsite team, fostering Locals culture of service, accountability, and continuous improvement.A little about youYoure experienced. You have 7+ years experience in residential property management, hotel guest services, PBSA, or Build-to-Rent operations.You inspire through leadership. You have the ability to motivate teams to achieve their best and to drive change within the organisationYouve got runs on the board: You have proven ability to deliver exceptional customer service in a fast-paced, high-volume environment.Youre commercially minded. You have proven experience managing budgets and driving financial performance.Youre a problem solver. You have excellent negotiation, and conflict resolution skills.You want to be part of it.
