Job Description

We are seeking an Assistant Asset Manager to join our client''s high-performing team, and support the management of a diverse national industrial (and some commercial & retail) property portfolio. This role offers an exciting opportunity to work closely with senior asset managers, drive leasing outcomes, and contribute to the strategic performance of premium assets.Base pay rangeA$120,000.00/yr - A$150,000.00/yrAbout the RoleReporting to the Portfolio Manager, you will provide day-to-day support to ensure the proactive and effective management of the portfolio. Youll be involved in leasing, financial analysis, tenant engagement, capital works, and strategic planning.Key ResponsibilitiesAssist in the preparation of reports and analysis, including arrears collection, lease analysis, and operational/financial reporting.Support leasing campaigns set rent targets, analyse deals, prepare/review transaction documents, negotiate directly with tenants, and manage agent performance.Work closely with property management teams to implement tenant engagement strategies.Coordinate annual outgoings budgets, reconciliations, and communication to tenants.Assist with preparing annual asset plans, investor updates, reforecasts, and annual reports.Support the delivery of capital expenditure projects on time and within budget.Review valuations and assist in the annual budgeting process.Maintain up-to-date market knowledge to identify opportunities and risks.About YouThis is a role that would suit someone looking to take the next step from a Senior Property Manager role; OR perhaps you are an experienced Property Analyst, and if you have a Valuations background, then that is very much favourably looked upon.Tertiary qualification in property, land economics, accounting, finance, or similar.Strong understanding of property fundamentals and valuation drivers.Previous experience in asset management, property analysis, or valuations (industrial sector preferred).Skilled in lease negotiations and delivering successful leasing campaigns.Strong numeracy, analytical and problem-solving skills with attention to detail.Excellent communication and relationship-building skills.Proactive, results-driven, and a collaborative team player.Why Apply?This is a great opportunity with one of Melbournes best employers and teams.
