Job Description

The Head of Property is responsible for the strategic and operational management of the company''s property portfolio across Australia, encompassing leasing, acquisitions, disposals, portfolio optimisation, marketing, and strata management oversight.The role ensures all property assets are performing at their highest potential commercially, operationally, and reputationally. It combines commercial negotiation, financial management, stakeholder engagement, and marketing capability, underpinned by a current Real Estate Licence and deep knowledge of the industrial and commercial property sectors.Key Responsibilities1. Leasing and Portfolio ManagementReview and negotiate Heads of Agreement, lease documents, and associated legal terms in conjunction with internal and external advisors.Oversee all leasing activity across the portfolio, including new leases, renewals, rent reviews, and market assessments.Ensure compliance with all state-based leasing and real estate legislation.Develop and execute leasing strategies that maximise occupancy, income, and asset value.2. Property Acquisitions and DisposalsOversee agent engagement, marketing campaigns, and transaction documentation for all buy / sell freehold activity.Identify, assess, and negotiate property acquisition opportunities both on and off market.Undertake and coordinate due diligence including valuation, planning, legal, and technical reviews.Maintain active relationships with external real estate agents, valuers, and property consultants to identify opportunities and market trends.3. Stakeholder Relationship ManagementBuild and maintain strategic relationships with real estate agents and industry professionals to support acquisition, leasing, and disposal objectives.Lead negotiations and oversee performance of appointed external agents.Act as the primary liaison for major tenants, vendors, purchasers, and advisors.4. Strata Management OversightOversee company-owned assets that are part of strata or community title schemes.Represent the company''s interests on Owners Corporations / Body Corporates.Monitor performance of strata managers and ensure compliance with legislative and insurance requirements.Coordinate building maintenance, compliance, and refurbishment initiatives with strata committees.Act as the key liaison between the strata manager, property team, and tenants to ensure alignment on operational issues.5. Database and Website ManagementDevelop and maintain a comprehensive property database capturing asset, lease, and contact information.Manage the company''s property website content, ensuring current listings, imagery, and news updates reflect brand and portfolio activity.Oversee creation of marketing materials including brochures, EOI documents, signage, and online advertising for leasing and sales.Coordinate property photography, drone imagery, and campaign materials to professional standards.Support investor presentations, stakeholder communications, and promotional events.6.
