We pride ourselves on safety, efficiency, and operational excellence.Purpose of the RoleBGIS is seeking an experienced Property Manager to oversee a diverse State-wide portfolio of leased and owned properties across Victoria. Reporting to senior operational leadership, you will coordinate day-to-day property operations, manage leases, maintain compliance, and support smooth, customer-focused service delivery.The ideal candidate is organised, proactive, collaborative, and committed to continuous improvement, with strong stakeholder engagement, financial acumen, and problemsolving skills.Key ResponsibilitiesOversee daytoday management of leased and owned properties, including tenancy coordination and maintenance oversightEnsure compliance with statutory obligations, lease terms, safety requirements, and BGIS governance processesManage landlord and tenant obligations, rent reviews, lease variations, and property alterationsSupport property transitions, inspections, lifecycle planning, and condition assessmentsCollaborate with Facilities Management, Asset Management, and Finance teams for integrated service deliveryMonitor financial performance, budgets, outgoings, and invoicingMaintain accurate records in BGIS Connect and deliver realtime reportingIdentify opportunities for continuous improvement, sustainability, and service innovationEducation, Experience & SkillsTertiary qualification in property, facilities management, real estate, business, or related discipline (preferred)Experience managing commercial, government, or institutional propertiesKnowledge of property legislation, leasing, planning, and contract obligationsStakeholder and tenant relationship management skillsFinancial acumen: budgeting, forecasting, and outgoings reconciliationHigh proficiency in digital systems, FM technologies, and datadriven insightsStrong written, verbal communication, and negotiation skillsVictorian driver licence and willingness to travel across metropolitan and regional locationsWorkplace FlexibilityBased at our Melbourne CBD office, close to public transport and amenities. Flexible hybrid work (3 office / 2 WFH) post probation is offered.
