OverviewThe Development Analyst role is to support the Acquisitions and Development team to acquire, construct and divest core development projects in the retail and commercial real estate sectors. In addition to the functional role detailed below, the Development Analyst (DA) will assist in generation of development transactions to ensure that the Acquisition Division can service the group''s core development and investment activities in-line with the group''s strategic direction.The DA will assist in sourcing opportunities across SA, guided by the team. The DA will help manage and grow key tenant relationships on a national basis and grow the business presence throughout Australia. The role will help achieve the group''s core strategic outcomes and ensure that the division''s KPI''s are successfully achieved.LocationSAReporting LineThe position will report to the Senior Acquisition Manager and Managing Director (MD).Company SummaryAccord Property is an Adelaide based, national property development and funds management company.Accord Property specialises in commercial, retail, healthcare and industrial property development and long-term property ownership within its investment funds (current FUM in excess of $350m).www.accord.propertyKey ResponsibilitiesThe position covers a wide variety of development related activities across the entire project life cycle in order to support the operations and growth of the group. Responsibilities of this position will include but not be limited to:Site Acquisitions PhaseDemographic and trade area analysis to identify key locations for acquisition opportunitiesIdentify and review potential sites for acquisition and assist the team to directly target landowners and/or key agentsTake directions from the Acquisitions team on areas to source site opportunitiesLiaise with sales agents to identify on-market and off-market purchase opportunitiesUtilise research tools including RP Data, Landchecker, Gap Maps and Council portalsReview relevant high-level due diligence, using the Delivery Division for assistance when requiredPrepare a clear project brief and liaise with the Delivery Division to review site condition, service infrastructure and planning controls to inform feasibility inputs and project risksPrepare high level feasibilities to understand the financial viability of proposed developmentsProduce offers to purchase or expression of interest documents depending on the process for relevant acquisitionInstruct legal consultants to produce purchase contract/option and review andPrepare project specific Board papers for approval by internal shareholdersSupport the team to liaise with leasing agents to secure tenants for contracted sites and identify target areas for new acquisitionsAssist in establishing and maintaining relationships with key tenants to identify future requirementsIdentify locations and potential site opportunities based on tenant''s location requirements and report to acquisitions teamPrepare a shortlist of potential tenant(s) for projects once they have been secured andAssist by instructing the legal team to prepare and arrange execution of legal documentation including Heads of Agreements, Agreements for Lease and LeasesDelivery PhaseAssist with the continued due diligence upon site acquisitionAttend pre-application meetings with Council to discuss the proposed development and any key planning restraintsLiaise with the Delivery Division to coordinate external consultants in preparation of the development applicationCommunicate relevant project information to finance team to assist with project funding andCirculate tenant scope of works specific to the projectDivestment PhaseAssist in the divestment process through direct negotiations with takeout parties or via a selling agentTarget Sectors (SA Focus)Retail and/or;MedicalOr other sectors as agreed.ComplianceComply with company culture, integrity and ethics, all policies (including hand-over, sign-off and reporting), procedures, legal documents and financial management.Utilise all company systems and software, incorporating CRM, project management and feasibility programs.Skills and ExperienceGraduate or post graduate qualification in a property related discipline;Demonstrated ability to problem solve;Proficient in Microsoft Office suite of products, particularly Excel;Attention to detail to identify land development opportunities using appropriate mapping tools;Ability to excel in a fast-paced and high-performance work environment.#J-18808-Ljbffr
