About The Role This is an exciting opportunity to join the leadership team at Ray Whites top-performing office in Western Australia. As General Manager, you will work closely with the Principal, Vivien Yap, and the Head of Strategy & Growth in a pivotal role that drives the success of the business. You will provide strong operational, financial, and compliance leadership to ensure the agency runs efficiently, meets all regulatory obligations and continues to perform at an elite level. Beyond operational excellence, this role is instrumental in shaping culture, supporting senior leadership and empowering our sales and property management teams to consistently deliver exceptional results for our clients and the business. Key Responsibilities Overseeing the day-to-day operations of the agency. Ensuring smooth and effective communication between departments. Streamlining office systems, software and workflows to maximise efficiency. Problem-solving daily issues to keep operations running without disruption. Ensuring the agency consistently delivers a high level of service. Supporting the Principal in driving a strong, positive culture and team cohesion. Managing and mentoring staff across the business management, sales and marketing teams. Conducting performance reviews, setting KPIs and ensuring accountability across the management team. Assisting with the hiring, onboarding and training of business management and sales administration staff. Working with the Head of Strategy & Growth to set KPIs and implement performance strategies for the sales team. Answering contract-related questions for the sales team, including clauses, special conditions and document preparation. Ensuring contracts and documentation are prepared accurately and in line with best practice. Work with the finance manager to oversee budgeting, forecasting and financial performance of the agency. Approving operational costs and negotiating supplier and office contracts. Preparing business performance reports for the Principal. Ensuring full compliance with the Real Estate and Business Agents Act (WA), Code of Conduct, trust accounting regulations, REIWA processes and standards. Handling escalated customer service issues, including liaising with settlement agents, buyers and sellers. Overseeing complaints and disputes, and implementing risk mitigation strategies. Overseeing the agencys marketing strategy and approving marketing budgets and campaigns. Representing the agency at industry events and community activities. About You The successful applicant will demonstrate the following attributes: A Real Estate Licence is highly desirable. Alternatively, candidates with current full registration held for a minimum of two years and a willingness to complete their Licence, are encouraged to apply. A minimum of 5 - 10 years experience in the real estate sector, within sales or agency operations. At least 2 years experience working in a high-performing WA sales agency. A strong understanding of WA sales processes and real estate contracts. Proficiency in contract preparation, special conditions and document management, including familiarity with REIWA forms. Experience handling complex or escalated queries and dispute resolution. Knowledge of trust accounting, legal compliance and risk management. Experience overseeing agency financials and annual audits. A proven track record of managing and leading teams. Experience in end-to-end recruitment and hiring processes. Experience implementing office systems, procedures, and workflow improvements. Experience with sponsorships, charity partnerships and community engagement is desirable.
