Senior Planner (SSDAs & Rezonings)Influence planning outcomes and solve complex challenges to deliver social and affordable housing in NSW! Parramatta Location 50% office attendance (hybrid) Temporary - Full Time until end of 31 August 2028 Clerk Grade 9/10 - $129,464 - $142,665 per annum + plus superannuation Your roleThe Senior Planner role within the Planning and Assessment Team in Homes NSW works to deliver more social and affordable housing, end the cycle of homelessness, and deliver quality public housing to our 262,000 tenants across NSW. The role provides expert planning advice in order to make decisions on the development of Homes NSW assets in order to provide housing to current and future tenants.Working closely with the Manager, Planning this rolesupports the growth in State Significant Developments and rezoning of sites and precincts whilstproviding planning advice, manage consultants as required. Assists in securing Homes NSWs SSDA planning approvals and rezonings.Homes NSW is a division of the Department of Communities and Justice. It brings together the housing and homelessness functions of the Department of Communities and Justice, the NSW Land and Housing Corporation, Aboriginal Housing Office and key worker housing functions from across government all under one roof. The NSW Government is making its largest-ever investment in social housing and homelessness with the $6.6 billion Building Homes for NSW package.The role is required to work in a team to achieve milestones and team deliverables and work across Homes NSW and with external stakeholders (including other Government agencies) to achieve the outcomes of the Planning and Assessment team.What youll doWorking closely with the team, the responsibilities of this role include: Manage and achieve approvals under Part 4 of the EP&A Act (State Significant Development Applications) for projects, to enable the efficient delivery of Homes NSWs strategic objectives and developments, Manage the interface with Councils, the Department of Planning, Housing and Infrastructure, State Agencies and other stakeholders to promote optimal outcomes for the delivery of social and affordable housing. Assist the Manager on identifying and advising on the appropriateness of different approaches to managing planning risks across projects. For example, identify and report on risks and their environmental impact and compliance to ensure project protection and delivery. Provide accurate and timely strategic and statutory planning advice to internal and external stakeholders, providers, contractors, and consultants. Reviewing planning reports (EIS and supporting reports) and packages to ensure they comply with planning legislative requirements, planning policies and Homes NSW requirements. Prepare or review Response to Submissions and draft conditions of approval on behalf of Homes NSW. Completing planning and study reviews, providing advice and planning solutions, reviewing third party submissions and project manage consultants, contractors, and providers (as required) in relation to planning activities. Prepare and assist in state assessed planning proposals (rezonings) for Homes NSW precincts and other sites. Participate in workshops with Council and State Government working groups to better align local and state government plans and policies with Homes NSW portfolio objectives. Ensuring business practices, systems and processes are fit for purpose and in line with current legislative, policy and professional standards and those procedures reflect best practice planning for Homes NSW. What were looking forThe essential requirements of this role are: Tertiary qualifications in urban/regional planning or related discipline or equivalent planning experience. Eligibility for membership of a relevant industry association. The role may involve travel both locally and regionally, including overnight travel, as required by the business and/or directed. A good balance of both strategic and statutory planning experience. To be successful in this position, the ideal candidate will have: Strong written and verbal communication skills including stakeholder engagement and negotiation skills. Ability to manage self, multitask and prioritise competing demands. Experience in State Significant Development Applications and planning and assessment Experience in state assessed rezonings (preparation and assessment) High attention to detail Strong stakeholder management skills Strong knowledge of relevant legislation and associated regulations.
