T&T Supermarket Inc. was founded in 1993 with two stores in BC. Since then, it has expanded rapidly and is now Canada’s largest Asian supermarket chain with 37 stores across the country: 14 in BC, 7 in Alberta, 14 in Ontario, and 2 in Quebec. The Company’s continuous expansion is going to bring more new stores in the next couple of years.The RoleReporting to the Property Manager – Mainly focus on T&T stores and CRUs/ Booths in East Region, this role oversees all aspects of sublease in T&T stores in the East, including finding tenants, negotiating License Agreement, and managing tenant relationships in accordance with company policies, standards and legal requirements. You are also responsible for head landlord liaison to help achieve business goals. Major ResponsibilitiesLeasing Functions Sourcing and qualifying subtenants that align with business strategy and ensure optimal occupancy. Preparing proposal for new License and License renewal for approval. Negotiating key terms for new License Agreement, Renewal and any License Amendment following the general guideline.Preparing License Agreement, Renewal Letter, Amendment and Arrear Notice as required. Targeting to establish design criteria and TI renovation guidelines for ER store with CRU.Working closely with multiple business units from tenant selection, tenant design/layout approval, tenant improvement and surrender process. Developing and implementing policies and procedures to improve efficiency and profitability. Monitoring trends for rental rate and competition in the marketplace and research potential tenant list.Maintaining an accurate database for ER tenant portfolio, including contact information, certificate of insurance, monthly sales, rent rolls, lease terms, renewal terms, percentage rent and etc. Collecting rent and preparing rent statement when required.Collecting utility check meter reading from stores on monthly basis, observe abnormal consumption and prepare annual tenant utility reconciliation. Providing qualify and professional services to the tenants. Develop strong relationship with tenants by responding and resolving their enquiry and/or concerns efficiently and effectively. Good knowledge of Lease. Can interpret lease terms and have experience in lease abstraction. Landlord RelationsActing as point of contact to liaise between Eastern Region landlords and T&T to fulfill business needs. Responding and addressing landlord concerns and/or questions to T&T in a timely manner. Referencing Lease clause in justifying T&T rights. Clear arrears and handle Ad hoc billing from the landlords. New Store SetupCoordinating with project and insurance broker to set up proper insurance as per lease requirement. Setting up company EFT forms with the landlord.Ad hoc support to Administration or Property Department upon request of Director of the Department. Knowledge, Skills and Ability RequirementsA minimum of 3 years in commercial and/or retail leasingStrong negotiation skills and understanding of lease agreements and rent structures.
