If its new, we build it smart.The OpportunityWere hiring a Land Development & Construction Project Manager who understands the challenges (and opportunities) in delivering missing middle rental housing. From tight urban infill to full-block redevelopments, youll oversee all aspects of land development and constructionfrom pre-acquisition due diligence to site plan approvals, consultant coordination, and construction execution.Youll be the link between the design table and the site trailer. Youll anticipate issues before they arise, keep consultants accountable, and always act in the best interest of getting the project deliveredon time, on budget, and without surprises.Your ResponsibilitiesLead the development process for purpose-built rental housing: low-rise townhomes, stacked towns, mid-rise, and high-rise apartmentsCoordinate zoning, minor variances, site plan applications, and servicing approvalsManage design teams (civil, architectural, structural, mechanical, etc.) through concept, SPA, and permit stagesOversee pre-construction and construction planning, including tendering, budgeting, and value engineeringCollaborate with lenders, brokers, and CMHC underwriters to align development timelines with financing conditionsProvide oversight during construction, maintaining alignment between field execution and development objectivesJump into issuessite logistics, design conflicts, municipal delaysand bring solutions forwardYou Bring:5+ years in land development and/or construction project managementHands-on experience with purpose-built rental housing (low-rise, mid-rise, or high-rise)Understanding of the missing middle housing segmenthow to navigate tight sites, urban approvals, and constrained budgetsKnowledge of Ontario planning processes: zoning, site plan, grading, stormwater managementStrong leadership, consultant coordination, and budget oversight experienceA practical mindset: you know how to get the best out of your team and consultantsBachelor's degree in Civil Engineering, Construction Management, Urban Planning, or related fieldBonus Points For:CMHC MLI Select experienceProficiency with Procore, Bluebeam, or similar platformsAbility to drive value in design coordination and procurementExperience recovering or completing delayed or distressed development projectsWhy Join Us?Because building missing middle housing takes more than ambitionit takes precision, grit, and the right team.
