Job Description

Our client, a leading real estate developer with a strong track record of delivering high-rise, mid-rise, and townhouse communities, is seeking a Senior Estimator to join their team in Vancouver, BC. This role is ideal for an experienced construction estimator with a background in large-scale multifamily residential projects. Key Responsibilities: Prepare detailed and accurate pre-construction estimates for high-rise, mid-rise, and townhouse developments. Develop early-stage budgets to support land acquisition and proforma analysis. Complete full quantity takeoffs and manage the tendering process using Procore. Draft and review scopes of work, contract packages, and procurement documents. Collaborate closely with the development, construction, and procurement teams throughout all phases of pre-construction. Participate in value engineering and cost-saving initiatives. Support contract negotiations and provide insight on construction market trends and pricing. Maintain relationships with trade partners, consultants, and internal stakeholders to ensure competitive pricing and project alignment. Report directly to ownership and provide strategic input into project planning and execution. Ideal Candidate Requirements: Minimum of 5 years of experience in construction estimating, ideally with a developer or GC focused on large-scale multifamily projects. Proven experience delivering budgets for high-rise residential towers is essential. Strong knowledge of residential construction scopes, trades, and sequencing. Proficient with estimating and project management software, including Procore. Skilled in quantity takeoffs, tendering, contract drafting, and procurement. Strong organizational, analytical, and communication skills. A diploma or degree in Construction Management, Quantity Surveying, Civil Engineering, or a related field is preferred.
