Project Manager (General Construction), Location: Duncan, BC (Projects across Vancouver Island from Victoria to Comox)We are currently seeking an experienced Project Manager to join our Construction Team. This position will oversee projects located throughout Vancouver Island, from Victoria to Comox. The Project Manager will be responsible for planning, scheduling, budgeting, and controlling construction activities to ensure successful project delivery on time, within scope, and on budget.Key Responsibilities:Review general contractor (GC) contracts and verify project scope against estimatesDevelop and issue project budgets and financial forecastsCollaborate with the Project Accountant and Controller to align project financialsWork with the Purchasing team to secure supplier agreements and negotiate pricingNegotiate subcontractor agreements and issue scope of work lettersCoordinate with the Director of Field Operations to implement labour and installation strategiesReview and manage submittals, shop drawings, and returned approvalsDevelop and maintain mechanical construction schedules, including labour loadingOversee and coordinate subcontractor activities with Field SupervisionManage change order processes and documentationReview site instructions (SI), RFIs, and other communications for scope implicationsEnsure project documentation is complete and up to date with the support of the Project CoordinatorsPrepare and submit monthly progress billingsParticipate in monthly construction review meetingsCollaborate with Field Supervision to develop and enforce QA/QC protocols (First-Time Quality)Build and maintain positive relationships with GCs, suppliers, and subcontractorsEnsure the timely completion of project closeout documentation before substantial completionRequirements & Qualifications:Degree or diploma in Architecture, Engineering, Construction Management, or a related field (preferred)Proven experience managing construction projects from start to finish3+ years of plumbing, heating, ventilation, air conditioning, and fire protection experience Strong understanding of budgeting, forecasting, and labour managementHighly organized and detail-oriented with strong time management skillsExcellent written and verbal communication skillsAbility to work collaboratively with cross-functional teamsDemonstrated success in managing subcontractors, change orders, and project schedulesCommitment to safety, quality, and efficiency on the job site
