Senior Property Manager Metta Lifestyles Location: Ontario (Travel between residences required) Summary Metta Lifestyles is seeking an energetic, hands-on Senior Property Manager to oversee the physical care, maintenance, and capital improvements across our growing portfolio of Retirement Residences. Reporting directly to the VP, Operations and to the CEO on key projects, you will oversee the day-to-day maintenance operations across our retirement homes. You will lead and support Environmental Services Managers to ensure daily upkeep and compliance, and maintain a safe, welcoming environment for residents. Your responsibilities include vendor relationships, preventative maintenance programs, and ensuring a high standard of living environment for residents. In addition, you will contribute to capital planning and oversee select renovation or repair projects when needed. The ideal candidate is highly organized, renovation-savvy, proactive, and able to manage multiple projects while ensuring operational excellence at every site. This is a high-impact leadership role for someone passionate about preserving and enhancing real estate assets in a service-driven, premium hospitality environment. Key Responsibilities Capital Projects and Renovations Lead planning, budgeting, and execution of major capital improvements and renovations, including resident suites, common areas, lobbies, and amenities. Develop, communicate, and maintain standard renovation specifications for Mettas Heritage (unrenovated) and Estate (renovated) room categories. Oversee general contractors, consultants, designers, and vendors to deliver high-quality renovation work on time and within budget. Proactively troubleshoot construction issues, propose solutions, and escalate concerns when needed. Property and Asset Management Oversee day-to-day maintenance and physical plant operations in collaboration with General Managers and site teams. Ensure building systems (HVAC, mechanical, plumbing, electrical, etc.) are operating efficiently and maintained in good condition. Monitor and improve safety, compliance, environmental standards, and sustainability practices across all properties. Maintain and update asset registries and preventive maintenance programs. Financial Management Prepare and manage annual capital expenditure budgets by site. Track project costs, manage vendor invoices, and report on capital project performance to leadership. Identify opportunities to optimize operating expenses through maintenance planning and vendor negotiations. Team and Vendor Leadership Work closely with external contractors, engineers, and service providers to maintain strong working relationships and service quality. Partner with internal Operations, Finance, and Marketing teams to align property improvements with broader business goals. Serve as a key advisor to General Managers on facility-related best practices and renovation project coordination. Qualifications 710 years of progressive experience in property management, asset management, facility management, or construction project management. Strong renovation and CapEx project leadership experience ($500K$5M project size preferred). Solid understanding of building systems, physical plant operations, and regulatory compliance. Post-secondary education in Facility Management, Engineering, Construction Management, Real Estate, or a related field is an asset. Project Management certification (PMP, CAPM) preferred but not required. Proficient in budgeting, vendor management, and contract negotiation. Highly organized with strong time management skills, detail-oriented, and able to manage multiple projects simultaneously. Strong verbal and written communication skills.
