Job Description

The Sales Director will be responsible for the day-to-day duties of managing complex sales campaigns, working closely with the marketing team to launch projects, monitor project sales performance, as well as report on sales progress to the executive team, and other duties in support of the Development, Accounting and Finance teams.The roles and responsibilities will include: Responsible for Sales Office operations, contract administration, tracking and reporting.Manage the key day-to-day sales activities including managing sales teams, site administrators, outside brokersPrepare and review agreements of purchase and salesImplement approved sales and administrative processesWorking closely with listing brokerage to support ongoing sales efforts and initiatives of each projectAssist in developing and managing all aspects of project sales, client services, launches and sales campaigns to ensure sell-outCollaborating with the marketing team to maintain brand image that is effective for salesCollect and disseminate feedback from the sales centre regarding marketing functions such as brochures, ads, website, signage, eblasts, event planning and execution etc.Stay current with new product launches, product pricing, realtor incentives, resale marketsManage commission payouts to maintain relationships with company’s Brokers and RealtorsConduct and analyze market research on projects, industry trends and sales performance and incentive packages of competitorsContinually manage and update sales grids, incentives, and promotion handoutsReview Listing Brokerage’s collateral and ensure accuracy and cohesiveness with approved sales strategiesSupport sales team functions to uphold a high standard of service and qualityAttend weekly on and off-site sales meetingsTracking current and forecasted project salesCollaborate with legal team on condo documents and the Agreement of Purchase and SaleManaging our CRM/POS software and ensuring accuracyAssist with the development and execution of Sales reporting toolsWork with Director of Sales to ensure that brand scripts and tools for third Party Sales Representatives are implemented.Requirements: 3-5 Years of New Home Builder or Developer Sales Management experience.The ability to work independently and in a teamExcellent written, verbal and interpersonal communications skillsHave strong people management and knowledge of project management, ability to train and manage change and exhibit strong collaboration skillsProficient at data analytics to study and understand customer and marketMust possess strong leadership, organizational skills, and ability to prioritize tasks within a demanding fast-paced environment
