A pioneer in values-driven construction, were already driving new standards in energy-efficiency, mass timber, prefabrication, and virtual construction.Role overviewPre-Construction Manager (PCM) manages Naikoon's pre-construction services (estimating, pursuit, procurement, constructability) and reporting to the Director of Pre-Construction. This role ensures quality delivery, internal alignment, and clear communication with stakeholders during pursuit, initiation, and pre-construction. The PCM is the daily pre-construction lead, aligning technical teams with client expectations, consultant coordination, and timelines.Key responsibilities:Functional Integration & Delivery CoordinationCoordinate estimating, procurement, pursuit, & VDC inputs during Pursuit, Initiation, & Pre-Construction phasesMaintain alignment between design deliverables, constructability feedback, and budget expectationsSupport internal milestone reviews (VE checkpoints, Class B & A estimate reviews, internal startup)Flag delivery gaps or capacity issues to the Director and propose resolution strategiesMaintain oversight on Pre-Construction phase schedules and deliverable timelinesClient & Consultant InterfaceAct as the day-to-day point of contact for clients and consultants during the Pre-Construction phaseLead or support design assist efforts alongside Estimating and VDC team membersEnsure design development is informed by constructability, schedule, and cost risk considerationsCommunicate Pre-Con phase deliverables and assumptions clearly to client stakeholdersInternal Coordination & CommunicationEnsure consistent communication across Pre-Construction technical leads (Sr. Estimator, VDC Manager, Procurement Manager) and project teams (Project Managers, Coordinators and Site Superintendents)Support internal handoff coordination between Pre-Con and Construction startup teamsMonitor and support documentation quality (CCE reports, pursuit packages, procurement exhibits)Support onboarding and mentorship of junior staff as directed by the DirectorConstructability, Value Engineering & System OptimizationIdentify and communicate constructability issues during design developmentCollaborate with Estimating and VDC to support integrated VE strategiesContribute to project-specific reviews of envelope, structural, and building performance systemsHelp align building system decisions with client priorities, project budget, and scheduleDocument and share lessons learned and optimization opportunities across projectsProcess Implementation & Continuous ImprovementChampion team adoption of standardized Pre-Con workflows and templatesContribute to lessons learned, process feedback, and VE librariesElevate recurring delivery issues to the Director for root cause analysis and resolution planningWhat youll need to succeed5+ years of experience in Pre-Construction, estimating, project coordination, or construction deliveryBachelor's degree in Quantity Surveying, Construction Management, Civil Engineering, or a related fieldStrong working knowledge of construction contracts, procurement strategy, and cost planningDemonstrated ability to identify constructability issues and facilitate integrated design processes (IDP)Excellent coordination, communication, and stakeholder management skillsFamiliarity with digital Pre-Construction tools (e.g., Revit, VDC, estimating and schedule platforms)Ability to manage complex timelines and competing priorities across disciplinesCOMPENSATIONBased on experience: $105,000-$120,000/year + perksIntrigued to join a team where your passion for excellence, collaborative spirit, and commitment to honest communication will help shape the future of construction?
