The GeoFocus Group is a leading construction and development management firm specializing in purpose-built rental apartment projects across Ontario. We pride ourselves on delivering strategic, detail-oriented guidance from land acquisition through to post-construction, with particular expertise in navigating CMHC MLI Select-financed developments.Position SummaryWe are seeking a highly organized, technically proficient, and proactive Project Manager to join our growing team. This individual will play a critical role in managing the full lifecycle of purpose-built rental apartment projects, particularly those financed through CMHCs MLI Select program, from acquisition due diligence and design coordination through to final occupancy and post-construction wrap-up.Key ResponsibilitiesPre-Development & Land Acquisition:Participate in site selection reviews and acquisition due diligenceReview zoning compliance, servicing, environmental constraints, and entitlementsCoordinate early input from planning consultants, architects, and engineersAssist in pro forma validation and CMHC MLI Select alignmentDesign & Approvals:Lead design coordination across disciplines (architectural, structural, MEP, civil, landscape)Manage the preparation and submission of development applications and building permitsEnsure compliance with CMHC energy efficiency, accessibility, and affordability criteriaCollaborate with third-party energy modelers, cost consultants, and sustainability teamsPre-Construction:Issue RFPs and assist with trade/vendor procurement in alignment with MLI Select milestonesLead early-stage constructability reviews and value-engineering effortsCoordinate project budgets and schedules, including soft and hard cost trackingSupport financing deliverables including lender coordination and CMHC documentationConstruction Execution:Manage and monitor project timelines, costs, and quality across all phasesLead regular site meetings, issue progress reports, and track critical path itemsCollaborate with Site Superintendents and the Director of Construction OperationsMaintain clear and consistent communication with owners, consultants, and municipalitiesPost-Construction & Close-Out:Oversee final occupancy and CMHC take-out requirementsCoordinate commissioning, deficiency resolution, and warranty trackingFacilitate the final reconciliation of project costs and documentationConduct post-mortem reviews for internal process improvementRequired Skills & Experience15+ years of project management experience in multi-family residential construction, with direct involvement in purpose-built rental or affordable housing developmentsFamiliarity with CMHC MLI Select criteria, processes, and reporting requirementsStrong knowledge of Ontario Building Code, development approvals process, and permittingProven ability to manage multidisciplinary consultant teams and trade contractorsExcellent organizational, budgeting, scheduling, and communication skillsProficiency in project management software (e.g., Procore, MS Project, Autodesk Construction Cloud, or similar)Preferred QualificationsPMP or equivalent project management certificationExperience working with developers, REITs, or institutional investorsBackground in architecture, engineering, or construction managementPost-secondary degree in construction, engineering, architecture, or a related fieldWhy Join The GeoFocus GroupBe part of a collaborative, high-performance team focused on building long-term housing solutionsWork across a diverse portfolio of purpose-built rental projects at various stagesGain exposure to CMHC-backed financing programs and large-scale development strategy
