Maintenance Supervisor - THE MET Job DescriptionReporting to the Property Manager, the Maintenance Supervisor ensures the technical upkeep, safety, and proper functioning of the building. They conduct daily inspections, handle minor repairs, manage emergency situations, coordinate with specialized contractors, and oversee the preventive maintenance plan. They participate in daily morning meetings with the manager to review priorities and act as the primary on-call responder outside business hours. In larger properties, they may also supervise a Maintenance Technician.Key ResponsibilitiesTechnical OperationsEnsure proper operation of HVAC, electrical, plumbing, security, access control, and lighting systemsPerform full technical rounds daily (mechanical rooms, emergency exits, elevators, pool, etc.)Test the pool water multiple times per day and complete the official logbookPerform minor repairs in apartments and common areasPaint select apartments internally as neededPreventive Maintenance & Work Order ManagementExecute tasks from the annual preventive maintenance planUse work orders (WO) exclusively for all tasks and service requestsAttach before/after photos and a detailed note in each WOParticipate in the daily morning meeting with the manager to review emergencies, turnovers, appliance moves, etc.Emergency Response (24/7)Serve as the primary on-call responder for technical emergencies outside business hoursRespond quickly and effectively according to internal protocols (water leaks, system failures, damages, etc.)Communicate critical updates to the Property Manager as soon as possibleVendor ManagementGreet and accompany specialized vendors during on-site work or inspectionsVerify the quality, safety, and compliance of completed workNotify the Property Manager of any issues, delays, or service failuresSafety & ComplianceIdentify any risk to residents or the buildings infrastructureSupport the clearing of emergency exits, especially during snowstormsEnsure compliance with regulatory obligations and keep all technical logs up to dateWaste LogisticsTake out the garbage and recycling containers according to the established collection scheduleEnsure proper placement, secure closure, and return of bins after pickupMonitor the garbage chute and replace the full container as neededResident RelationsRespond to maintenance requests in a professional and respectful mannerMaintain cleanliness and discretion while working in apartments or common areasEscalate recurring or complex issues to the Property ManagerCommunications & EmailManage the maintenance teams shared email inbox for internal requests (manager, front desk, assistant)Communicate with vendors as needed to book appointments, request quotes, or follow up on workKeep email exchanges organized, timely, and documentedOther TasksAssist with special projects such as events, deliveries, or layout changesPerform any other related duties as assigned by the Property ManagerCandidate ProfileSkills & Qualifications3 to 5 years of relevant experience in residential, commercial, or building system maintenanceBasic knowledge of HVAC, plumbing, electrical, safety systems, and pool operationsExperience using a maintenance software platform (Yardi: strong asset)Autonomous, detail-oriented, multi-skilled, with strong prioritization skillsPhysically fit, comfortable working under pressure and handling a variety of technical tasksProfessionalism, interpersonal skills, and respect for resident privacy and proceduresValid drivers license requiredFunctional bilingualism (French and English)What We Offer Three (3) weeks of vacation Group insurance after 3 months Access to the common areas of our buildings Benefits and discounts on luxury condo rentals Employee assistance program available from day one Key role in the organizations development Fast-growing company that promotes from within Dynamic, open, flexible, and inclusive team
