Job SummaryThe Project Manager is responsible for managing all aspects of construction projects from pre-construction planning through completion. This role includes overseeing project schedules, budgets, manpower, subcontractors, and on-site safety. The Project Manager works closely with site superintendents, design teams, consultants, and clients to ensure projects are delivered on time, within budget, and to the highest standards of quality and safety.Primary ResponsibilitiesPre-ConstructionAttend and contribute to design and planning meetings with clients, consultants, and stakeholders to ensure clarity of project requirements.Assist in constructability reviews, ensuring drawings have been coordinated across all disciplines and the details are constructable.Assist in preparing comprehensive tender documents, ensuring proper construction drawings and specifications are available.Participate in estimating construction materials and review cost estimates for accuracy.Develop and maintain a detailed tender list and create clear, precise scopes of work for each trade package.Develop detailed project schedules using scheduling tools, outlining key milestones, critical path activities, resource needs, and cash flow projections for the project's duration.Collaborate in drafting contracts and reviewing scopes of work to ensure alignment with project objectives.Evaluate and award contracts to subcontractors and vendors, and present project schedules and milestones to key stakeholders.Assist in the selection and onboarding of site personnel, including superintendents and project staff.Construction PhaseCoordinate start-up activities, including mobilization of the construction team and initial trade deployment.Chair construction team meetings to communicate progress, resolve issues, and update stakeholders on project status.Collaborate with site superintendents on early-stage construction activities, such as site preparation, surveying, and excavation.Enforce compliance with the companys health and safety policies and ensure adherence to site safety regulations.Serve as the primary liaison with municipal building officials, consultants, and design professionals to address technical matters and obtain necessary approvals.Provide technical guidance and problem-solving support to site personnel and superintendents.Monitor and control project schedules to ensure timely completion of key milestones; provide regular progress reports to clients and senior management.Review, verify, and code trade partner invoices monthly, ensuring alignment with project progress and monitoring billing against work completed.Review project budgets regularly, track costs against estimates and implement corrective actions to mitigate overruns.Review site conditions, assess work progress, and assist with monthly progress billing and internal financial documentation for the project.Collaborate with owners, purchasers, and project coordinators to address and incorporate client requests, ensuring all change orders and additional work are documented and executed efficiently.Manage procurement and delivery schedules for materials and equipment.Project CloseoutOversee completion of project deficiencies and ensure final inspections are passed.Coordinate preparation and delivery of project handover documentation, including operations and maintenance manuals.Lead post-project reviews to evaluate performance, document lessons learned and recommend process improvements.Ensure final project closeout tasks are completed, including punch lists, as-built drawings, and warranty coordination.Key Skills and CompetenciesLeadership and Team Management: Ability to inspire and manage cross-functional teams, including consultants, subcontractors, and internal staff.Project Planning and Scheduling: Proficiency with project management and scheduling software (e.g. Procore, MS Project).Budget Management: Expertise in cost control, financial reporting, and resource allocation.Technical Knowledge: Strong understanding of construction methods, building codes, and contract documentation.Communication: Excellent written and verbal communication skills for interacting with clients, consultants, and team members.Problem-solving: Effective decision-making skills and the ability to resolve conflicts and technical challenges.Attention to Detail: Strong organizational skills with a focus on quality control and project documentation.QualificationsPerformance Metrics Bachelors degree in construction management, Civil Engineering, or a related field (or equivalent work experience).Minimum of 5 years of progressive project management experience in commercial or residential construction.Proficiency in Procore, Bluebeam, and construction-specific tools.Proficiency in Microsoft Office tools, including Word, Excel, Outlook, Project, etc.Knowledge of safety regulations, building codes, and environmental standards.Strong analytical and negotiation skills.Success in this role will be measured by:Timely and within budget project delivery.Adherence to safety and quality standards.Effective team collaboration and communication.Client satisfaction and relationship management.
