Job descriptionThe Project Manager is responsible for the successful execution of the companys construction projects. Primarily managing project scope, schedule & budget, while maintaining good communication with the customer.ResponsibilitiesMeet with the project estimator to review the budget for the project and prepare a detailed plan to allocate the funds by stage or by labor, materials and contingenciesStudy and understand the contract documents to ensure that all customer and regulatory agency requirements are being followedUsing the approved project estimate, prepare scope and scheduling documents for use in the fieldPrepare, submit and secure the required permits prior to commencing field workPrepares a project timeline to show when each stage must be completed if the final deadline is to be metCoordinate project kick-off with customer and BelVan project teamCommunicate daily with the Site Supervisor to ensure that the scope, schedule and project budgets are being adhered toConsult with architects, engineers and other technical workers to make sure that design intentions are met & all required professional inspections are arranged in a timely mannerSource and procure sub-contracts & POs with sub-contractors and suppliersReview and approve all supplier and subtrade invoices (initial review is by the Site Supervisor)Identify all scope/schedule changes and prepare change orders (utilizing the Estimator) for submission to and approval by the customerPrepare subcontract and supplier change orders as requiredInitiate (with Bookkeeping) regular progress invoices and send to customerPrepare progress updates to the customer on a regular basisQualificationsCommercial construction experience (ideally on interior tenant improvement type projects)Personal drive, initiative & resourcefulnessAbility to analyze and interpret informationOrganizational and time management skillsPositive attitudeHigh attention to detailManagement and leadership abilityVery good listening and communication skillsAbility to work as part of a teamGood multi-tasking skills
