Overview Maintenance Technician (Contract, Part-Time) Short-/Mid-Term Rentals (Toronto & Mississauga) Location: Downtown Toronto & Mississauga (GTA) Engagement: Independent Contractor (part-time; variable hours) Reports to: Operations/Property Management Lead Tools: Slack (required) + tasking app (training provided) Role Overview We are a Toronto-based short- and mid-term rental property management company, overseeing 4050 furnished condos and homes across Toronto and Mississauga. Our team handles everything from guest experience to maintenance and seasonal upkeep. We are looking for a part-time Maintenance Technician (Independent Contractor) to help keep our homes running smoothly handling day-to-day fixes, light repairs, and seasonal work. Youll be the go-to person for ensuring our properties stay in great shape and our guests have a seamless experience. Key Responsibilities Day-to-Day Support: Respond to Slack tickets; meet SLAs. Typical fixes include missing supplies, battery swaps, bulbs, loose hardware, tripped breakers, clogged drains, running toilets, caulking, drywall touch-ups, wobbly furniture, blinds/curtain rods. Basic smart-home tasks: lock batteries, keypad re-pairing, router/thermostat checks. Keys/fobs handling; occasional lockset swaps. General Upkeep/Turnovers: Garbage/recycling overflow removal; entry/porch/driveway tidying; inventory restocking (bulbs, batteries, filters, small hardware); minor paint/drywall patching; secure hanging of frames/mirrors/hooks. Seasonal Work: Summer lawn care and basic landscaping; winter snow removal for designated areas; apply salt/de-icer; flag hazards. Light Trades (Within Scope): Plumbing (unclog drains, replace components, reseal caulk), basic electrical (switches/outlets/covers, GFCI, fixture swaps), carpentry/finishing (door hardware, cabinet tweaks, mounting with proper anchors). Vendor/Coordination: Escalate out-of-scope work; coordinate access with condo management/security; ensure by-law compliance. Documentation/Communication: Post updates and photos in Slack; close each job with notes, materials used, before/after photos, and follow-ups. Track receipts and submit for reimbursement on the same day (materials, parking, mileage). Out of Scope (Specialists Dispatched) Major appliance diagnosis/repair, HVAC service, gas lines, panel work/new circuits, major plumbing/roof/structural work, or any task requiring licensed trades beyond handyman scope. Requirements (Must-Haves) 3+ years residential maintenance/handyman or facilities experience; light plumbing, basic electrical, carpentry/hardware, drywall/paint Slack-fluent; reliable vehicle for tools/supplies Able to lift ~50 lb; indoor/outdoor work year-round Professional communication; eligible to work in Canada; bondable background check; proof of general liability insurance; WSIB coverage if applicable Nice to Have Smart locks (Yale/August/Schlage), basic networking (router resets) Short-term rental operations knowledge; WHMIS/First Aid/Working at Heights Small-engine familiarity (snowblower/lawn mower); knowledge of Toronto/Mississauga waste/recycling and condo bylaws Schedule & SLAs Part-time, variable hours. Urgent tickets: on-site within 12 hours. Standard: within 48 hours. Rotating weekend/after-hours availability may be required. Service Area & Travel Primary coverage: Downtown Toronto & Mississauga. Mileage/time beyond these zones requires pre-approval. Contractor provides standard toolkit (hand tools, drill/driver, ladder, stud finder, voltage tester, plumbing kit, caulking gun). Snowblower and lawn mower can be provided at designated sites. Expenses reimbursed with receipts (materials, parking, mileage).
