Base pay range: CA$70,000.00/yr - CA$80,000.00/yr Our client is seeking an experienced Condominium Property Manager to oversee a high-volume portfolio of residential condominium corporations. This role is ideal for someone who thrives in a fast-paced environment, excels at owner and board relations, and can effectively manage both administrative and operational responsibilities. Responsibilities Key Responsibilities: Manage a large portfolio of condominium properties, ensuring compliance with bylaws, legislation, and corporate policies. Act as the primary point of contact for boards, owners, and residents. Coordinate and attend board meetings, prepare meeting packages, and present management reports. Oversee budgets, financial statements, reserve fund planning, and fee collections in collaboration with accounting teams. Coordinate maintenance requests, vendor relations, site inspections, and contract renewals. Respond to inquiries, complaints, and emergencies in a timely and professional manner. Ensure preventive maintenance plans and capital projects are executed effectively. Maintain accurate documentation, meeting minutes, and property records. Support the implementation of policy updates, insurance claims, and bylaw enforcement. Liaise with legal, financial, and operational stakeholders as required. Qualifications Required: Minimum 3 years'' experience managing condominium or multi-family properties (high-volume portfolios preferred). Strong knowledge of the Alberta Condominium Property Act, bylaws, and governance practices. Exceptional communication and client service skills, with the ability to handle sensitive or urgent matters diplomatically. Proven ability to manage multiple properties, deadlines, and priorities simultaneously. Experience preparing budgets and interpreting financial reports. Proficient with property management software and MS Office Suite. Ability to attend evening board meetings as needed. A valid drivers license and reliable vehicle.
