Maintenance Technician, Property Management (GTA) Toronto, ON, Canada Overview Concert Properties is a growing, people-focused property management company. Position Summary Concert Properties is seeking a Maintenance Technician to join the Property Management team. Reporting to the Community Manager or Resident Services Manager, this full-time, live-in role supports maintaining and operating residential properties to high standards, improving curb appeal and resident satisfaction. A varied technical skill set and the ability to work under different conditions are required, while upholding Concerts customer service brand. Responsibilities Conduct daily inspections of mechanical and electrical equipment within the building (e.g., roof-top equipment, sprinkler rooms and systems, elevator machine rooms, mechanical rooms, electrical rooms/vaults, and related equipment). Clean exterior grounds, sidewalks, parkade and loading bays to a first-class standard; perform regular power washing as directed; maintain curb appeal and resident satisfaction. Assist with turnover preparation of suites to provide to new or prospective residents expeditiously and to a high standard. Maintain a daily logbook of activities, maintenance requests, emergencies, etc. Update and maintain maintenance records (inspection reports, turnover sheets, contractor files) in both paper and digital formats. Monitor and respond to issues related to building automation systems (VVT/DDC). Identify and address operational/maintenance deficiencies and exterior/interior property damage; liaise with contractors as needed. Assist with monitoring and maintaining access systems (timed events, access card activations, cancellations, etc.). Coordinate and supervise preventative maintenance of building equipment and systems (HVAC, electrical, fire and life safety, elevators); supervise contractors and sub-trades. Perform hands-on housekeeping, repairs, and maintenance across common areas, washrooms, tenant suites, exterior, walkways, and parking areas to maintain a first-class appearance. Daily removal of bins from the compactor. Perform minor plumbing repairs and identify major issues requiring contractor involvement. Perform minor electrical repairs (if licensed) and coordinate electricians as required. Perform minor drywall repairs and painting; repair grout and replace counters as needed. Replace locks, door handles, and door closers; install interior doors, closet doors, balcony doors, and window blinds as required. Test and log emergency generator operation; coordinate bi-annual generator maintenance and monitor fuel storage. Participate in fire and life safety operations and procedures. Maintain inventory of maintenance supplies and re-order with approval. Assist with inspections of vacant units and coordinate cleaning or repairs as needed. Monitor landscape contractors; ensure irrigation systems function in spring/summer and arrange seasonal start-up and shut-down. Conduct weekly roof inspections and ensure drains are clear of debris; distribute ice melt and manage snow removal for entrances and walkways. Ensure city curbs/gutters around buildings are kept clean. Knowledge, Skills & Requirements Ability to physically perform maintenance technician duties. Strong oral and written English skills. Good interpersonal skills; ability to multi-task and meet deadlines. Basic computer skills (Outlook, Word, Excel) and smartphone use. Knowledge of governing legislation such as the Residential Tenancy Act, Building Code, Fire Code, and Occupational Health and Safety. Valid G Driver's License. Qualifications or Experience (Preferred) Experience with Direct Digital Controls and Building Access Systems (BAS). BES 1 & 2 Certification or enrollment. BOMI Education Canada SMC & BEC Certification or enrollment.
