We are seeking a Project Manager, Capital Projects to join our Calgary team. In this role, you will be accountable for CAPEX project delivery including the successful implementation of Tenant Improvements (TI), Landlord Work (LLW), Capital Repairs (CAPEX), and Operations and Maintenance (OPEX) projects. The successful candidate will have experience in the construction of office, industrial, and retail projects, including oversight of the full project management life cycle initiation, planning, execution, and monitoring. This role will collaborate with cross-functional teams, manage stakeholders, and employ strong leadership skills to drive projects from inception to delivery. Responsibilities Lead the design, engineering, and construction phases of multiple projects, including TI, LLW, CAPEX, and OPEX. Foster collaboration among Operations, Property Management, Leasing, Asset Management, Accounting, and the CAPEX delivery team. Ensure project teams work seamlessly together to achieve objectives, timelines, and budgets. Identify opportunities for cost savings and value engineering while maintaining quality. Implement risk assessment strategies to address potential issues throughout the project lifecycle. Ensure adherence to Triovest Procurement Policies, including vendor selection, bidding, and contract management. Collaborate on the development of Property Condition Assessment Reports (PCAR) to inform long-term capital planning. Prepare and submit monthly and quarterly financial reports, including key milestones, budget updates, and risk assessments. Support Leasing with preliminary construction budgets, schedules, and leasehold improvement requirements. Review tenant construction drawings to ensure compliance with building standards and regulations. Continuously improve service delivery and foster a culture of client service excellence. Qualifications & Attributes Bachelors degree in Construction Management, Real Estate, Civil Engineering, Architecture, or a related field. Project Management Professional (PMP) designation is highly desirable. 57 years of progressive project or construction management experience in commercial real estate. Experience with tenant improvements, base building projects, envelope repairs, elevator modernization, and mechanical/electrical upgrades. Strong understanding of construction processes, materials, regulations, and the ability to interpret technical drawings. Proven budget management, financial analysis, and cost control experience. Proficiency in project management tools such as Microsoft Project or similar platforms. Knowledge of Canadian Construction Document Committee (CCDC) contract types, particularly CCDC2, CCDC 5a/5b, and CCDC 14. Valid drivers license and access to a vehicle. Strong problem-solving skills and ability to make sound decisions under pressure. Knowledge of sustainable building practices and industry trends. Exceptional interpersonal, communication, and relationship management skills. Demonstrated leadership ability to set clear expectations, motivate teams, and resolve conflicts.
