Position Summary and Objectives Reporting to the Director, Technical Services, the Manager, Technical Services & Building Operations is responsible for overseeing and ensuring the effective implementation of property management policies, procedures, and operational systems across assigned properties. This role plays a critical part in maintaining high standards for preventative and corrective maintenance, energy efficiency, sustainability, environmental compliance, life safety, tenant and capital projects, and overall building performance. The Manager will lead internal teams and oversee third-party service providers to ensure service excellence, operational consistency, and the protection and enhancement of asset value. Responsibilities Operational Leadership & Building Operations Provide technical leadership and oversight, as well as provide coaching, and performance management for staff. Collaborate with the broader management team to promote a positive work culture and deliver exceptional service to tenants and stakeholders. Lead technical projects from initiation through completion, ensuring delivery within scope, budget, and timeline. Conduct regular building inspections to uphold Class A standards. Develop and maintain comprehensive building operations procedures tailored to each property. Review, audit, and oversee preventative maintenance plans to ensure compliance with applicable codes, regulations, tenant needs, budget constraints, contract requirements, and industry best practices. Ensure full compliance with the Accessibility for Ontarians with Disabilities Act (AODA), Occupational Health and Safety Act (OHSA), and related legislation. Monitor and review work orders in CMMS, ensuring timely resolution of service requests and tenant satisfaction. Sustainability and Energy Management Identify, implement, and manage energy conservation and sustainability initiatives, including audits, indoor air quality (IAQ) improvements, and building (re)commissioning projects. Provide technical reviews, cost estimates, and risk assessments for energy and environmental initiatives. Support Canderels sustainability goals and contribute to the development of policies and procedures that promote sustainable building operations. Capital Projects and Tenant Improvements Participate in design, budgeting, and operational planning discussions to ensure project feasibility and alignment with building infrastructure. Liaise with construction teams and contractors on building equipment upgrades such as ATS, breakers, pumps, BAS, and HVAC systems. Participate in annual capital and repair & maintenance budgeting processes, including quote solicitation and project scheduling. Monitor capital expenditure projects to ensure adherence to approved budgets and timelines. Qualifications & Competencies: Post-secondary education in engineering, building systems, or a technical discipline (or equivalent professional experience). Professional designations such as P. Eng, CET, or LEED accreditation are considered assets. Minimum of 10 years of experience in commercial property operations, including exposure to both office and retail environments. Strong knowledge of building systems, operations, and technology, including emerging industry practices. Proven track record of successfully leading technical teams and third-party contractors. Active participation in professional organizations such as BOMA is an asset. Core Competencies Strong verbal and written communication skills.
