The Facility Manager III is the owner of the house, focused on owning and driving all activity in your building(s) and ensuring facilities are operated safely, cost effectively, and efficiently per the operating parameters of the Statement of Work and client contract. This role will be visible on facility sites (as agreed upon with clients and managers) and will be the primary BGIS representative for day-to-day contact with the client and tenants for contract performance. This role collaborates with BGIS departments to support all activities and contributes to our Integrated approach to operating buildings. Potential paths include: On account operational leadership Facility Management Office roles to support accounts Project Management roles to lead and execute projects Key Duties & Responsibilities Safety and Regulatory Ownership: Follow and apply all Health and Safety and Emergency Response requirements, aligned with BGIS and client expectations to ensure safety of all employees and building occupants. Collaborate with BGIS Health Safety and Environment Teams for support and direction on key programs to emphasize Safety Culture. Ensure compliance with corporate and legislated policies, procedures, practices and guidelines related to environmental, building code and related issues. Lead and instill a culture of safety and compliance throughout the building/region. Follow the BGIS Hazard Observation Inspection program to ensure safety and regulatory compliance. Oversee compliance with all relevant safety regulations and standards. Leadership Development and Recognition: Supervise team members including directing activities, setting goals/objectives, performance evaluation, and communicating the operation and maintenance vision; supervise Maintenance Team Leader and a team of over ten members. Encourage Team Member Recognition Program to acknowledge great work. Identify and nurture leadership potential and provide mentorship and coaching. Collaborate with People and Culture to create career progression plans for staff. Technical Leadership and Oversight: Manage facilities with square footage between 500,000 and 1,000,000; may involve multiple properties. Collaborate with Asset Management to input into key Capital Planning. Oversee operations of multi-tenant buildings and moderately complex systems (e.g., HVAC, life safety). Assume responsibility for technical aspects of facility operations; supervise on-site technical staff to meet technical standards. Maintain complex preventative and corrective maintenance schedules to ensure asset integrity and value of building systems. Provide expert guidance with maintenance and repair of facility systems; attend FMO monthly technical support sessions for direction and industry knowledge. Ensure seamless operation of critical technical systems. Work Order Management: Collaborate with Central Work Order Management to ensure work is completed as outlined in the MSA. Monitor progress and ensure tasks are completed within established timelines. Maintain accurate records of work orders and costs; streamline processes for efficiency. Visibility in Sites and Inspection Management: Maintain a constant presence across the facility to oversee operations; scheduling determined by building requirements. Conduct site inspections to identify and address issues proactively. Prioritize and coordinate resolution of issues identified during inspections. Occupant Experience: Coordinate with Client and Tenant on day-to-day facility management activities. Enhance occupant experience by fostering a welcoming and productive environment. Promote open communication with occupants to address needs promptly. Implement initiatives to improve occupant satisfaction, comfort, and well-being. Proactive Communication and Escalation: Maintain clear and proactive communication with all stakeholders. Establish escalation processes for facility-related challenges. Provide timely updates on operational status, projects, and issue resolutions. Foster transparency and open dialogue to support decision-making. Financial Ownership (Including Quotes Management): Own budget management for facility operations. Develop budgets (O&M, transactional, capital projects, rent) with finance and Regional Directors; explain approach to client and account team. Use financial reports to perform monthly budgets, re-forecast allocations as needed. Meet annual targets as per contractual performance indicators. Identify cost-saving opportunities and maximize financial resources. Track and report budget trends regularly. Collaboration with BGIS Self Perform Teams delivering Best Quality Services to Buildings: Collaborate with BGIS teams in Janitorial, Project Management and Technical Services to maximize efficiency and service quality. Coordinate with these teams to ensure work is completed. Vendor Management and Accountability: Follow BGIS Vendor Performance and Relationship Management Program protocols with support from Strategic Sourcing and Vendor Management Leadership. Establish and maintain relationships with vendors and service providers. Monitor vendor performance and contractual compliance; manage relationships to optimize service delivery. Technology to Support your Success: Leverage work order systems, vendor monitoring tools, BAS and CMMS to deliver effective service. Mentor staff in vendor management and the use of technology for vendor relationships. Provide guidance on using technology for financial management and career progression.
