For more information on Europro please visit our website About the Position Reporting to the Senior Property Manager, the Operations Supervisor is responsible for the daytoday operations of the assigned building in the portfolio which will consist of 600,000 to 3,000,000 square feet in the North Yonge Corridor. Duties include, but may not be limited to, checking, maintaining and repairing building systems, performing preventative maintenance, promptly and courteously responding to tenant work orders, participating in the oncall rotation, training new operations staff, and ensuring the successful operations of the buildings in your portfolio. As a representative of the company, the Operations Supervisors actions and conduct will at all times promote the company values and may be required to assist at other properties on an as needed basis. What youll do Continuously train and oversee operations team members Contact contractors for quotes and oversee trades while working onsite Ensure health and safety policies and safe work practices are being followed Assist with procurement and lifecycle planning Lead by example Follow safe work practices and implement knowledge of WHMIS and OH&S policies in work activities Comply with company policies and procedures at all times and ensure building standards and efficiencies are maintained Identify and develop more efficient building operating procedures, safe work policies and standards Coordinate the completion of all scheduled and unscheduled maintenance work by scheduling daily work assignments and delegating to the appropriate member of the operations team, including (but not limited to): Inspection of all HVAC, mechanical, electrical, life safety equipment Tests and record keeping for chemical treatment of all fluid systems Monitoring of the central HVAC and building related systems and routine preventive maintenance and repairs Seasonal shutdown/startup of heating/cooling systems, chillers and cooling towers Monitoring of the Building Automation System for operating trends and revision to set points and operating schedules Monthly recording of utility check meter readings, with an understanding of consumption data, and reporting anomalies in consumption trends Test run and log emergency generator and fire pumps as per schedule Ensure that an accurate log of daily activities is maintained for all shifts Ensure monitoring and control of all life safety equipment including the fire alarm and sprinkler systems, fire hydrants, standpipe connections, fire doors, etc. is completed Ensure operations storage and shop areas are well organised and stocked Assist with coordinating access for thirdparty service providers, and shut down of building systems to accommodate installation of tenant improvements and modifications to building systems, mechanical rounds and inspect equipment to ensure that it is operating within correct parameters Troubleshoot mechanical equipment failures and perform/coordinate unscheduled repairs Respond to tenant calls regarding all operations queries & building emergencies (i.e. water leaks); coordinate with the tenant to ensure proper repair is being completed with a customer service focus, in a timely fashion Be available for emergency callout response and assistance Assist with creation and implementation of budgets, variance reporting, forecasting, future year budgeting, issuance of purchase orders and project management of upgrade projects Have an understanding of cost control and operate within approved budgets Other duties as assigned by Senior Property Manager Minimum Qualifications 10+ years of facilities maintenance and preference given to those with previous supervisory experience Knowledge of HVAC, electrical, fire alarm panels, sprinkler systems, emergency power generators, plumbing, etc. and ability to understand and interpret specifications and related system drawings, schematics and blueprints Familiar with automated preventative maintenance programmes and building automation systems Ability to communicate effectively and professionally, both oral and written, with all levels within the company Mature and selfmotivated team player who is committed to personal growth and ethical integrity Proven strong relationships with industry peers and trade associations Exceptional observation and problemsolving skills Familiar with Provincial Health & Safety Legislation (i.e. WHMIS, Occupational H&S Act) Physically fit enabling reasonable lifting, pushing, pulling, climbing, walking Ability to work independently on assigned tasks and with other team members for tasks requiring more than 1 person Completion of Class2 Building Environmental Systems Certification (or equivalent handson experience) Working at heights certification is required, will train ClassG drivers licence is required Proficient in MSOffice Ability to work evenings and weekends, as being on a rotation oncall schedule is required Strong administrative and organisational skills; ensures operations records, files and documentation are maintained in an orderly, accurate and timely fashion Ability to achieve goals using logical and strategic approaches to resolving challenges; and is adaptable to new ideas and can embrace change Ability to allocate ones time effectively (prioritise) and manage multiple demands with tight deadlines; works under pressure and achieves quality results Ability to resolve problems using facts and sound reasoning Seniority level MidSenior level Employment type Fulltime Job function Management and Manufacturing Etobicoke, Ontario, Canada Salary: CA$65,000.00CA$75,000.00 1 month ago #J-18808-Ljbffr
