Location: Toronto, ON (Hybrid Office + National Travel) Start Date: January 2026 Compensation: $160,000$175,000 + bonus Overview We are recruiting a Senior Project Manager to lead hotel renovation projects across Canada on behalf of a national hospitality group. This is a General Contractorside role that requires the rare combination of: deep experience renovating occupied / operational buildings strong GC-level estimating and pre-construction capability comfort running multiple concurrent interior renovation projects the ability to work closely with hotel operations to keep the building functioning This is not an owner''s-rep role, not ground-up construction, and not a large corporate PMO environment. This is a hands-on, field-connected, sequencing-heavy renovation position where the Senior PM owns each project from start to finish. If you thrive in fast-paced live environments, love tight sequencing, and can walk directly into a hotel and command a room with GMs, designers, site supers, and trades this role will feel natural. Why This Role Matters Hotels undergoing renovation must stay open, operational, profitable, and guest-ready. That means: noisy or dusty work must happen in controlled windows guestroom and corridor turnovers must follow strict cycles shutdowns must be planned down to the hour work must be sequenced so guests barely notice construction brand standards must be met exactly there is no deviation A traditional construction PM background alone is not enough. Success here requires someone who has lived the realities of: renovating while people sleep on the other side of the wall coordinating with housekeeping, engineering, and front office sequencing 50200 rooms through consistent, repeatable cycles adjusting the plan daily without losing the schedule keeping trades productive even in tight, constrained spaces This is a technical meets operational role. What You Will Lead Renovation Delivery (3 Active Projects at a Time) Oversee multi-phase interior renovations (guestrooms, corridors, public areas, amenities, BOH). Lead kickoff, mobilization, daily/weekly coordination, milestone reviews, and turnovers. Conduct routine on-site visits (typically every two weeks). Maintain project momentum across 1012 projects per year. Pre-Construction & Estimating Build GC-level estimates (Class DA), trade breakdowns, and detailed scopes. Review drawings for constructability, risks, and value-engineering opportunities. Manage tendering, bid leveling, award recommendations, and buyout. Produce sequencing plans and phasing schedules aligned to hotel operations. Operational Coordination Partner closely with hotel GMs, housekeeping, engineering, and brand reps. Maintain quiet hours, shutdown calendars, floor sequencing, and guest-impact mitigation. Manage daily site troubleshooting with supers and trades. Project Controls Track budgets, forecasts, changes, risks, and documentation. Issue progress updates, financial reports, RFIs, COs, punchlists, and turnover packages. Ensure compliance with codes, life safety standards, and brand specifications. Who Will Succeed in This Role Ideal Backgrounds (Strong Fit) Candidates with experience such as: Hotel renovations (guestroom/corridor turnover cycles, brand packages, FF&E execution) Senior living or retirement renovations (live environments, sensitive populations, zero disruption) Hospital renovations (shutdown coordination, dust/noise control, infection prevention, complex phasing) Operational commercial interiors (retail rollouts, casinos, airports, corporate interiors with tight windows) Construction Managers or GCs delivering fast-paced, multi-site interior programs Technical Strengths Needed Hands-on site engagement Strong sequencing / phasing ability GC-level estimating Trade procurement & management Operational coordination in live environments Ability to manage several projects at once Backgrounds That Are Not a Fit This role will not align with: Owner''s rep / consultant roles only (insufficient hands-on GC delivery) Pure new-build experience without interior renovation cycles Large institutional PMO experience without site accountability Design-only or architecture-only backgrounds Heavy civil, infrastructure, or industrial-only careers PMs who oversee GCs, rather than being the GC Applicants must demonstrate direct GC renovation delivery with responsibility for trades, estimating, buyout, sequencing, and site execution. Required Experience 8+ years managing construction projects as a GC or CM, with at least several in operational/occupied settings. Proven experience sequencing interior renovation work in hotels, senior living, healthcare, or similar. Demonstrated ability to deliver multiple concurrent projects. Strong capability in estimating, budgeting, and early-stage planning. Experience coordinating with building operations teams. Proficiency with construction management software (Procore, MS Project, etc.).
