Job Summary Reporting to the Maintenance Manager or Community Manager, the Maintenance Technician contributes to preventative and unscheduled maintenance, as well as environmental, health and safety and other special initiatives, with a goal of providing exceptional resident satisfaction through great service. Responsibilities Perform scheduled, preventive, routine and emergency maintenance as directed; record activities using Yardi Voyager Mobile Maintenance. Complete maintenance repairs timely to ensure resident satisfaction and safety following priority guidelines. Take photos of deficiencies and finished work as required for documentation. Carry out general maintenance in garages and parking lots, mechanical rooms, on rooftops and other common areas. Maintain a thorough knowledge of all building mechanical systems (e.g., pumps, life safety systems, HVAC, pools). Ensure all tools and cleaning equipment are maintained and serviced regularly. Ensure all mechanical and exit doors are secure and functioning. Coordinate and supervise trade work such as painters, electricians, plumbers when directed. Clean duty responsibilities: litter pickup, sweeping, shoveling, pressure washing, etc., as assigned. Prepare and organize waste and recycling bins to maintain order and cleanliness. Ensure property, grounds and vacant suites are kept clean per QuadReal standards. Open and lock suite doors for service personnel when entry is authorized. Accompany all vendors and contractors in resident suites at all times. Provide emergency response and oncall duty as required. Other related duties as required. Must be able to lift at least 25kilograms. Administration Maintain accurate and timely maintenance records, files and documentation using Yardi Voyager. Comply with regular fire and life safety standards, including monthly testing and annual drills. Maintain parts stock, maintenance supplies and complete regular inventories; order supplies as needed. Maintain all logs and safety checks. Health and Safety Ensure compliance with all legislation, including the Residential Tenancies Act, Fire Code and Occupational Health and Safety Act. Understand and adhere to QuadReals Health and Safety policy and emergency procedures. Familiarity with emergency operation of electrical systems, elevator, boiler/chiller, fire panel and life safety systems, sprinklers, timer systems. Ensure vendors and contractors comply with the Health and Safety policy; report infractions or hazards immediately. Ensure effective monitoring and control of building access including cylinder lock and electronic systems. Secure laundry rooms, recreation areas, locker rooms and other common areas at designated times. Customer Service Uphold QuadReals mission, vision and values; represent the brand to residents and the public. Professionally and courteously handle all inquiries, feedback, complaints or concerns. Interact with residents diplomatically. Foster a customerservice culture among all staff. Experience and Qualifications Two years of general related experience preferred. Awareness of occupational health and safety practices. Ability to communicate with coworkers and supervisors effectively and professionally, orally and written. Superior ability to develop and sustain cooperating working relationships with staff, contractors, the public and residents. Familiarity with smartphone and tablet technology. Entrylevel skills in Microsoft Office and Yardi Voyager preferred. We value diverse experiences and perspectives. QuadReal offers a competitive total rewards package in addition to the base pay, including a performancebased incentive plan, comprehensive health and dental benefits, a defined contribution pension plan and paid time off. The expected annualized base salary range for this role is $47,500$52,000. The actual salary offered will be determined based on a wide array of factors including skill, experience, education and training, market compensation and internal equity.
