The successful candidate will work closely with the General Manager.What You Will DoResponsible for the operation and upkeep of all building systems including mechanical, electrical plumbing, structural systems and building life safety equipment and systemsResponsible for the grounds and buildings including all maintenance and housekeeping, and public and tenant safetyConduct regular inspections of all phases of the property operationsOversee contracted services and trades, including security and life safety.Maintain files and records for the operations departmentAdminister ongoing BOMA BEST CertificationOversee, train, and administer the operations staffAdminister the Emergency Response program and update Tenant and Staff manualsCoordinate Service Agreements & SpecificationsWrite specifications and tendering documents for construction and capital projectsReview, approve and oversee tenant construction projects to ensure building standard compliance. Review all tenant design plans and approveEstablish and oversee a program of scheduled preventive maintenance using Angus Anywhere, and/or other web based systems as requiredEnsure tenant service calls are responded to and addressed quickly and efficientlyPromote owner/tenant goodwill by following up on requisitions and work orders to ensure corrective action has been takenEnsure optimization of site energy management and recycling programsMonitor and maintain all on site tools and equipmentEnsure operations expenditures are kept within budget guidelines while maximizing the full value of the expenditureAssess and provide long-term planning reports for capital expendituresMaintain and foster professional relationships with tenantsEnsure that the General Manager is informed on all aspects of operationsEnsure attendance to emergency calls and communications on a 24 hour basisEmbrace and proactively support BGO culture of environmental responsibility and social responsibility.Proactively support BGO culture of environmental responsibility and social responsibility, and lead efforts to best demonstrate the organization's commitment to sustainability and responsibility, following BGOs protocols, related policies and procedures.Participate in tenant and staff community-support events as appropriateOther duties as requiredWho You AreThe Operations Manager shall have the following technical qualifications, or industry equivalency:Minimum of 5 years direct work experience in running large buildings or preferably enclosed retail centresManagement experience is an assetKnowledge/understanding of boilers, cooling towers, refrigeration, RTUs, pumps, fans, motors, elevating devices, lighting and energy controls, emergency generators, and emergency equipment and proceduresKnowledge/ understanding of Fire Protection SystemsHigh voltage systems, low voltage systems, primary and secondary transformers, HVAC control systems, lighting and power systems, telecommunication systems, motor controlsDomestic hot and cold water systems, heating and hot water tanks, waste systems, all piping, heating, chilled water, sprinkler risers, sprinkler distribution and washroom facilitiesGeneral commercial building construction knowledge and experience.
