Job Description

Job Purpose Reporting to the Maintenance Manager, Facilities and Operations, the Senior Maintenance Generalist HVAC plays an integral role in the daytoday operations of building environmental infrastructure support and is regularly required to assist and lead other maintenance and operations staff. As Senior Maintenance Generalist HVAC, you will primarily be responsible for heating, ventilation, air conditioning systems, minor plumbing repair, cooking/kitchen appliances, testing, lighting, interior and exterior hardware troubleshooting and maintenance for buildings that are 100 years old up to brand new builds. Duties and Responsibilities Assign work orders through the CMMS system to team members Train, supervise, monitor work of team members Supervise / monitor work of external service providers in the HVAC and appliance maintenance fields Monitor related service contracts for compliance Assist the Director with budget development related to the field Assist the Maintenance Manager with scheduled maintenance activities Perform and complete all assigned duties and responsibilities with minimum supervision per agreed schedules Ensure all equipment and systems are operated in a safe and efficient manner Work closely with all departments to ensure smooth building operations Operate and maintain boilers and ventilation systems Conduct inspections and enter the appropriate record logs, to ensure equipment is maintained Take or assign daily readings of all major equipment including but not limited to, air supply temperatures, water temperatures and pressure readings. Document and inspect for irregularities in readings. Monitor records for completeness Complete or assign minor maintenance and repairs as required such as belt and filter replacement, washroom and plumbing repairs, etc. Monitor fire alarm panel and sprinkler system regularly for proper operation and report any discrepancies. Complete or assign and monitor weekly, biweekly and monthly testing where required and conduct fire drills Respond to service calls in a timely manner when work orders are assigned, and assist in troubleshooting when required Perform work in accordance with established codes, processes and practices Maintain shop and assigned tools inventory and arrange for repair and preplacement where required Maintain cleanliness and service of all common areas and mechanical rooms Complies with all internal and external requirements including but not limited to environmental, health and safety, and fire protection standards Comply with all Occupational Health and Safety legislation, guidelines, standards, policies, procedures, and practices and report areas of concern in a timely manner Knowledge, Skills and Abilities Intermediate ability to adhere to and properly execute processes and practices relating to facility operations and maintenance Intermediate troubleshooting and resolution skills in order to determine and resolve building mechanical, electrical equipment, and systems issues Possesses current knowledge of fire, life, safety, and building codes with a health and safety mindset. Ability to perform work in a safe manner Strong clientservice orientation with a sense of urgency Knowledge of applicable Occupational Health and Safety Act, Workplace Hazardous Materials Information Systems (WHMIS), First Aid and CPR training Effective communication skills for the purpose of leading others and problem solving Lead by example, contributing to a positive workplace culture Team oriented with the ability to be flexible in support of the timelines and deliverables of team members Ability to work independently with minimal supervision and able to respond quickly to emergency situations Ability to lift an average of 70 pounds. Will occasionally be required to lift heavier materials Ability to participate in oncall shifts and cover alternate shifts when required and to work overtime when necessary and respond to emergencies Education and Qualifications Completion of a Power Engineer 5th Class certification is preferred Minimum of four years working handson experience in facility operations and maintenance is required Broad understanding of the technical requirements of building operations including, but not limited to, BAS, HVAC, mechanical, electrical, plumbing, life safety, etc. is required Computer literate in BAS, email, and MS Office is an asset Ability to pass a clean criminal record check is required Valid drivers licence and ability to provide a clean drivers abstract is required Direct Reports Maintenance Generalist (2) as needed Several external service providers, periodically Student Help (HVAC, Plumbing, Refrigeration, Appliance technicians, etc.) Working Conditions Often exposed to extremes of heat (boiler rooms) and cold (rooftops) Often in wet or high humidity, or extremely dusty/dirty environments Frequent risk of exposure to chemicals and pathogens, required to wear safety equipment and PPE Exposure to high levels of noise Walking 10,000+ steps daily Standing, crouching, climbing, reaching constantly Able to lift 50lbs Concordia University of Edmonton encourages applications from members of racialised groups, visible minorities, First Nations, Mtis, Inuit, and Indigenous persons, persons with disabilities, women, persons of any sexual orientation or gender identity and expression, and others who may support a diversity of perspectives at CUE.
