Now and for generations to come.QuadReal: Excellence lives here.**Role Description**Based in Vancouver, BC, the Construction Project Manager will report to the Vice President, Construction and will work extensively with all members of QuadReals western Canadian development team, with projects in Metro Vancouver and surrounding areas. The role will be an 18 month contract with a possibility of extending. Duties for this role include: supporting for the overall development project management and assistance with project conception, managing execution and closeout, coordinate with the necessary permitting authorities for the receipt of regulatory permits for these projects, preparing presentation materials (written and graphic) to support senior management, and managing 3rd party contractors and consultants. QuadReals projects encompass all asset types including office, retail, multi-family residential (rental and condominium), industrial and mixed-use.**Responsibilities*** Assist development team through concept planning, entitlement and schematic design with key input on cost, schedule, constructability and procurement* Participate in the preconstruction and contractor procurement process, including developing and reviewing project budgets and schedules* Negotiate contracts/contract revisions with General Contractors and/or trade contractors and present formal documentation for approval, when required with support from the VP, Construction, and* Manage project execution/delivery, including management of all contractors, consultants, budgets and schedules with the support of the Director, Construction* Manage the complete project budget during the execution and close-out portion of the project* Work closely with the Development Lead and project execution teams to manage and report on Contract Change, Project Schedule and Cost Control metrics;* Manage, review and comment on Contractor regular project control reports.* Prepare monthly report for projects, including schedule, safety and financial reports* Manage Consultant teams from construction documentation, construction/whole building commissioning through to asset occupancy;* Assist in Managing the Consultant Team/Tenant Coordination/QuadReal Operations Team to prepare and review Consultant project submissions for key tenants/end users; For Base Building and tenant proposed improvements, prepare reports, review specifications, conduct technical analyses on proposed designs or design changes to fully define the design requirements, equipment, construction cost and schedule, and asset operation/life cycle impacts;* Communicate clear project plans and schedules to all stakeholders. One of the projects this role will oversee is a large renovation of an operating office building. Clear communication and planning will be of high importance.* Track key project milestones and deliverables and communicate to project stakeholders, including end-user requirements per the lease/purchase agreement and regularly report on status* Participate in the updating of the QuadReal development processes as it pertains to construction/execution, including further implementing ESG and Safety requirements and metrics into project requirements# **Experience*** 7-10 years experience with a General Contractor, Trade Contractor or Developer as a Project Manager working on real estate development projects, focused on some or all of industrial, commercial, urban mixed-use and multi-family residential (condo and rental). Experience on large office renovations will be an asset but not required.* Demonstrable experience with essential development contracts such as contracts for architectural services, engineering services, smart building technologies and general contracting services.* Demonstrable experience with permitting agencies, either as Contractors or Owners' project manager in Vancouver and the Lower Mainland.* Demonstrable understanding of, overall site management, project budgets, construction costs, coordination, planning, specification of business proposals and coordination of sub-contractors.# **Skills*** Relationship Skills - superior oral and written communication and presentation skills; ability to develop and sustain collaborative working relationships with all internal and project stakeholders.* Computer Skills Highly functional capabilities in utilizing industry standard Project Management principals and construction project management techniques and reporting software (Microsoft Project, Primavera, BIM 360, Procore, Excel, PowerPoint, and Word).* Organizational Skills and Work Habits Ability initiate and own the responsibility to produce high quality work product with minimal supervision; ability to thrive in a fast-paced, fluid and dynamic work environment dedicated to excellence; ability to prioritize multiple demands, allocate time effectively, work under pressure, and meet tight deadlines; flexible and adaptive to new ideas and constant changes; ability to focus on the detail to produce accurate and reliable work product while also grasping the bigger picture; possess intellectual curiosity and a strong desire to learn and develop.* A track record of successfully managing complex and challenging projects.* Established relationships and network of local industry, contractors, trade contractors, city staff and consultants that would facilitate successful execution of QuadReals projects.* Possess an entrepreneurial mindset and a passion for real estate development and construction.* Fluent reading construction drawings and specifications* The ability to apply specific expertise in architectural design, building systems and building structure to assigned projects would be an asset.* Must embrace and pro-actively support QuadReals company values and culture of environmental sustainability and corporate and social responsibility.**Education*** Degree (BCIT or similar) in Construction or Project Management, or* Undergraduate University Engineering Degree in Civil, Mechanical, Construction or Project Management* Certifications or Licensing in Project Management, Business or Engineering would be considered an asset, but not required.The expected annualized base salary range for this role is $135,000 $150,000 prorated for the duration of the contract.Based on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individuals skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.We value diverse experiences and perspectives.
