Responsibilities Supervise the provision of maintenance services by assigned maintenance employees of the home. Act as primary contact for all outsourced maintenance providers and track all work in the CMMS. Comply with established home policies, practices, and standards regarding resident safety. Comply with established home policies, practices, and standards regarding Occupational Health & Safety. Contribute to the development of departmental philosophy, objectives, policies, and procedures. Adhere to Home and departmental policies and procedures. Appraise employees, report their effectiveness and make recommendations to the District Manager. Understand and respect the responsibilities of associates in the Home and support them wherever possible in the achievement of their objectives. Supervise workers involved in maintenance and repair work, such as masonry, carpentry, painting and groundskeeping. Assign maintenance personnel to specific jobs and spotcheck work to ensure adherence to required standards of safety and building regulations. Be responsible for ordering and distribution of all medical gas, oxygen and other supplies and maintain the necessary records. Calculate estimates of repairs and maintenance as required. Conduct orientation of new departmental staff to familiarize them with their position requirements. Ensure continuity of the Management System. Maintain the departmental Quality Assurance program. Assist in staff selection, performance appraisal, disciplinary action and termination of departmental staff in consultation with the District Manager. Ensure that staffing patterns are maintained in accordance with the functional needs of the department. Keep the Client and District Manager informed of all relevant factors pertaining to plant maintenance, cost and utilization of equipment, materials, and staff. Develop and maintain an effective working relationship with departmental staff and other home employees, keeping them informed of any changes and developments that may affect them. Stay informed of new trends in plant maintenance and implement when feasible to achieve improved services. Improve skills and abilities and encourage Maintenance staff to do likewise. Assist with development and maintenance of a departmental orientation program and ongoing educational programs for maintenance staff members. Participate in Home, Community and District committees as assigned. Ensure a healthy and safe work environment in accordance with the Occupational Health and Safety guidelines. Assign the responsibilities of the Maintenance Manager to a designate in his/her absence. Complete monthly, annual and other operational reports and submit these to the Client and District Manager. Ensure confidentiality is maintained. Conduct fire and safety drills as required by regulation. Qualifications Postsecondary graduate of a Canadianrecognized Facilities Management Program such as Certified Engineering Technologist, Building Environmental Systems Operator Class one or two. Valid Journeyman Electrician Certificate (required). Commensurate experience and education may be considered. Experience 35 years working in the maintenance department of an Acute Care, Long Term Care or Congregate Living Facility. Experience in purchasing contracted services and quoting for construction and repair services. Skills Required Familiarity with planning maintenance activities to meet regulatory compliance in the management of a Canadian Facilities Maintenance Program. Familiarity with the Canadian Standards Association Codes. Previous experience using a Computerised Maintenance Management Program. Effective verbal and written communication skills to assist in employee orientation, selection, performance appraisal, etc. Bilingual French & English highly desired.
