We are currently recruiting for a full time Junior Maintenance Technician and Painter. The Junior Maintenance Technician & Painter plays a key role in maintaining the functionality and appearance of a residential multi-family property. Reporting to the Property/Leasing Manager, this position is responsible for responding to tenant service requests, performing routine maintenance, assisting with inspections, and supporting groundskeeping. The role also includes high-quality painting in suites and common areas, along with light cleaning and upkeep of both interior and exterior spaces. Candidates should have a basic understanding of building systems (electrical, plumbing, HVAC, fire safety) and some related experience. This position ensures a safe, clean, and visually appealing environment for residents and guests. Maintenance Duties: Respond to and service tenant requests and work orders as required. Assist Maintenance Technicians to perform maintenance activities to meet our tenants'' including preventive and corrective maintenance activities Assist in conducting site inspections in keeping the properties'' general condition, appearance and safety, remedying any deficiencies, and documenting these inspections where directed. Help to ensure Fire Safety Equipment are in compliance with the Fire Code, and fire safety procedures are followed annually. Follow preventative maintenance plans. Assist and maintain janitorial supplies, tools, and workshops. Assist with tenant move-out inspections Assist in preparing vacated units for new occupancy. Perform routine maintenance in units. Assist in conducting unit inspections. Assist with grounds keeping, lawn mowing, weeding, snow removal, exterior clean up, and graffiti removal. Monitor and program building lighting, security features, automation systems, and fire alarm systems. Liaise with and monitor sub-contractors to ensure compliance with building rules and regulations. Ensure compliance with corporate and legislated policies, procedures, practices, and guidelines related to environmental, health and safety, and fire protection. Must be available to work on-call/standby and emergency call-out to provide sufficient building coverage. Other duties as assigned. Painting Duties: Prepare surfaces for painting including patching, sanding, mudding, and taping drywall. Apply paint, stain, and other finishes to walls, ceilings, doors, trim, and exteriors as required. Perform touch-ups and repairs in suites and common areas during turnover periods. Maintain a clean and organized painting workspace; store paint and equipment properly. Identify areas requiring repair or repainting and report any major issues to management. Ensure all painting work meets quality and safety standards. Qualifications & Experience: General Knowledge of building operations systems including building automation, electrical and plumbing systems, HVAC, Fire Alarm and Life Safety would be an asset. Willingness to train and learn new skills, good with your hands and willing to troubleshoot Knowledge of Environment, Health and Safety regulations and procedures, including national and industry codes such as WHMIS. Proficiency with Microsoft Office and willingness to learn new systems 6 months to 1 year of maintenance or related experience Previous experience in residential or commercial painting, drywall repairs, light plumbing, light electrical work, appliance troubleshooting carpentry and handling power tools would be asset Computer/ Phone Application literate Must possess a valid Class 5 Alberta driver''s license and have a reliable vehicle Excellent written, verbal and problem-solving skills to effectively communicate with tenants, external contractors, internal teams and other stakeholders. High School Diploma or equivalent. Proven experience in residential or commercial painting. General knowledge of drywall repair, mudding, taping, and finishing. Familiarity with cleaning products, tools, and safe chemical handling. Basic knowledge of light maintenance work (plumbing, electrical, carpentry) considered an asset. Ability to lift, push, pull, or move up to 50 lbs. Must be able to work independently and manage time effectively. Closing Date:Until suitable candidate is found.
