About the Role As a Service Technician you play a pivotal role in maintaining the safety and cleanliness of Windsor Manor while providing exceptional service to our residents. You will lead a skilled team, handle resident requests, and resolve any mechanical or maintenance issues from plumbing and electrical to HVAC and landscaping. Location Windsor Manor6425 Westheimer Rd, Houston, TX 77057 Job Details Position type: Fulltime This job requires a flexible schedule with varied hours, including weekends. What We Are Looking For in a Service Technician HVAC certification required Expertise in electrical, plumbing, appliance, painting, plaster/drywall, and lock repairs Ability to complete apartment turns within five (5) days Experience turning over new and older buildings Must provide your own basic tools Strong problemsolving and decisionmaking abilities Professional communication with residents, vendors, and teammates Familiarity with propertymanagement operations and budgeting principles (preferred) Valid drivers license, clean driving record, and reliable transportation for daily assignments and oncall rotation Ability to lift and carry up to 50 lbs independently Capable of climbing ladders, accessing roofs, crawl spaces, and attics as needed Ability to stand, walk, bend, kneel, and crouch for extended periods Comfortable working indoors and outdoors in varying weather conditions Available for afterhours emergencies and oncall rotation What You Will Do as a Service Technician Provide exceptional service to residents, exceeding expectations Address resident maintenance and service requests promptly Identify and resolve hazardous property conditions Prepare vacant apartments for movein within 5 days, including repairs and replacements Perform HVAC, painting, electrical, plumbing, and appliance repairs Maintain grounds and ensure cleanliness Respond to emergency calls when oncall Implement costsaving initiatives and manage budgets effectively Respond to resident requests within 24 hours Manage the service teams hours, focus, and oncall schedule Provide mentorship and coaching to team members Maintain a wellstocked maintenance shop without unnecessary spending Streamline purchasing processes for costeffective acquisitions Perform technician and groundskeeper duties as needed Efficiently schedule vacancies for 5day turns Assign service requests for a 24hour turnaround Manage security deposit dispositions and attend meetings as required Benefits and Perks PTO Health/dental/vision/life insurance 401(k) matching Learning and educational incentives Volunteer Time Off Wellbeing programs Company events Selfimprovement and productivity tools Incredible feeling of making a difference Equal Opportunity Employer DLP is a committed Equal Opportunity Employer.
