Job Description Overview: As a Development Manager, you play a critical role in delivering multi-family land development projects from concept through construction. Reporting to the Business Development Manager, you work cross-functionally with Communities, Homes (Design, Construction, Sales, Purchasing/Estimating), Finance, Legal, Marketing, IT, and HR to ensure projects are planned, approved, delivered, and controlled effectively. Externally, you collaborate closely with architects, consultants, contractors, municipalities, regulatory authorities, builder partners, and resident associations. You act as a trusted representative of Brookfield Residential, balancing technical execution, financial discipline, and relationship management to support successful project outcomes. KeyDeliverables: Lead the land development process, including production planning, design coordination, regulatory approvals, and civil construction oversight Direct consultants through production planning, engineering, and detailed design activities Monitor regulatory approvals and permits to ensure timely issuance and compliance Oversee civil infrastructure construction and ensure work is delivered to scope, schedule, and quality standards Negotiate, administer, and manage consultant and contractor agreements Contribute to internal business planning, including forecasting sales, starts, and closings Support financial underwriting through baseline budgeting, proforma development, and updates throughout the project lifecycle Manage job cost tracking, cash flow forecasting, and associated financial reporting Prepare and support internal approval submissions in collaboration with cross-functional partners Monitor consultant and contractor performance, initiating corrective actions and change processes when required Build and maintain strong relationships with municipalities, regulators, consultants, contractors, and community stakeholders Provide technical analysis and ad hoc support to senior leadership for product development, land acquisition, and sales-support initiatives Conduct regular site inspections to ensure appropriate community appearance, safety, and upkeep Monitor construction site conditions, erosion and sediment controls, showhomes, and raw land areas What You''ll Bring: A diploma or degree in Engineering, Construction Management, Planning, Architecture, or Business. A minimum 5 years experience in land development. An aptitude and passion for the land development industry, construction, project management and cost control. Proven commitment to continuous learning is required.
