As Director, Land Development, you will manage the planning, engineering, and permit coordination process for land development projects. Youll lead a team responsible for site planning, engineering criteria, and project delivery, ensuring alignment with Empire home building practices. Your role will be pivotal in communicating progress to senior leadership, maintaining project tracking, and supporting feasibility, visioning, entitlements, and construction management. This position offers unlimited growth potential within the company. This role is based in Vaughan, Ontario, with regular travel to project sites and meetings with municipal partners. What We Are Looking For In addition to your expertise in land acquisition and development, heres what wed love to see: - Bachelors degree in Engineering, Urban Planning, Real Estate, or a similar field. - Minimum of 710 years of land development project management experience within the lowrise homebuilding construction industry. - Ability to read, understand, and evaluate civil engineering/development plans. Solid experience in site engineering (water, wastewater, lift stations/FMs, drainage design). Thorough knowledge of municipal and provincial review processes for permitting and approvals. Youll Stand Out if You Bring - Demonstrated ability to manage largescale projects from inception to completion, ensuring timelines and budgets are met. - Strong budget management and estimating skills. - Collaborative attitude with strong people management and coaching skills. - Professional attitude and communication skills (written and oral). - Advanced skills in Word and Excel. - Experience adapting to multiple working and learning styles. What Youll Be Doing Each Day - Lead multiple projects and Project Managers, effectively multitasking across internal departments and external stakeholders. - Negotiate and manage budgets, ensuring financial performance objectives are achieved for each project. - Oversee project visioning exercises to align future land holdings with market demand, collaborating with senior team members. - Responsible for land planning criteria, plan review, quality control, and value engineering of civil engineering plans to achieve lot deliveries. - Track progress/status of development projects and provide updated reports related to site planning, civil plan preparation, contractor bid documents, and land disturbance permitting.
