We specialize exclusively in the refurbishment and modernization of existing, occupied high-rise buildings. Our work focuses on improving condominium common areas and amenities with minimal disruption to residents. As our business continues to grow, we are expanding beyond condominiums into high-rise rental apartment buildings, commercial office spaces, and senior/old-age living facilities across the GTA. We do not work on new development projects. our expertise is firmly rooted in upgrading existing buildings. Learn more about our work at Role Overview We are seeking a driven, outgoing Business Development Executive with 35+ years of direct experience in high-rise rental and/or condominium refurbishment projects. This is a hands-on, outbound sales role focused on securing design-build refurbishment contracts within high-rise rental apartments, condominium common areas, commercial office buildings, and senior living facilities. The ideal candidate is a strong relationship builder who understands how refurbishment contracts are awarded in both the rental and condominium markets. This role requires comfort with daily outbound prospecting and cold calling, long sales cycles, board and ownership presentations, and building trust over time. An existing industry network is highly preferred. Key Responsibilities & Time Allocation Business Development & Sales (Approx. 65%) Actively generate new business opportunities within high-rise rental apartment portfolios and condominium corporations across GTA. Conduct consistent outbound prospecting through cold calls, warm calls, emails, and follow-ups Perform regular in-person visits with property managers, condo managers, asset managers, and ownership groups Build relationships with key decision-makers, including: Property management companies Condo property management companies, PMs and boards of directors Rental asset managers and REIT representatives Building owners and investment committees Facility managers and senior living operators Leverage existing industry relationships to secure meetings and opportunities Identify upcoming capital improvements, reserve fund plans, and refurbishment programs Attend industry events, trade shows, and property/condo networking functions Maintain structured long-term follow-ups (one-year, two-year, and beyond) with past clients Track leads, pipeline activity, and relationship status consistently in CRM Project & Proposal Support (Approx. 25%) Assist with preparing proposals, presentations, and bid submissions Support presentations to condominium boards, ownership groups, and asset managers, including attendance at evening board meetings when required Maintain regular communication with active leads throughout the sales cycle Collaborate closely with in house interior designers and operation team to understand scope, design intent, and value propositions Visit active and completed job sites to gain technical knowledge of refurbishment workflows Host prospective clients at project sites and showcase completed work Maintain long-term relationships with past clients and encourage repeat and portfolio business Utilize internal systems (Google Drive, case studies, visuals,marketing and promotional materials) to support sales efforts. Marketing, Technology & Brand Support (Approx. 10%) Attend weekly marketing and sales coordination meetings Support LinkedIn and digital outreach initiatives (HubSpot, Mailchimp) Assist with sales tools, marketing materials, and website content Gather client testimonials and Google reviews from condo board members, property managers, and asset managers Provide feedback to improve CRM systems and digital sales processes Required Experience & Background 35+ years of hands-on business development experience in high-rise rental apartments and/or condominium refurbishment Background in construction, design-build, refurbishment, property management, or related industries Strong understanding of condo board processes, RFPs, and contract award structures Proven success in outbound sales and cold calling Existing network within rental, condo, or asset management sectors is strongly preferred Skills, Competencies & Personal Attributes Relationship-driven and genuinely enjoys meeting people Confident, professional communicator and presenter Strong active listening and stakeholder management skills Disciplined, resilient, and self-motivated Organized, detail-oriented, and consistent with follow-ups Comfortable with long sales cycles and delayed gratification Collaborative team player Proficient with CRM systems, digital tools, and social media Handles rejection professionally and maintains long-term focus Ideal Candidate Profile Thrives in a target-driven, outbound sales environment Understands refurbishment of existing, occupied buildings (not new construction) Values long-term relationships, repeat clients, and portfolio-wide refurbishment programs Brings credibility, professionalism, and consistency to client interactions Builds trust through follow-through, reliability, and clear communication What Success looks line in first 12 months Pipeline Development Build a robust, qualified pipeline targeting high-rise rental and condominium portfolios. Maintain an updated CRM with all client contacts, leads, and follow-ups. Project Acquisition Secure multiple design-build refurbishment projects. Convert at least one client into a repeat or portfolio client. Relationship Building Establish trusted relationships with property managers, asset managers, and boards. Grow a network of clients who rely on you as a trusted advisor. Client Network & Reputation Develop a recognized, trusted presence within the market. Strengthen long-term relationships to encourage repeat business and referrals. Position Details Location: Mississauga, ON (on-site) Schedule: MondayFriday; occasional evenings for board meetings and industry events Compensation: Base salary plus a very lucrative performance-based bonus Benefits:Laptop ,company cell phone etc To be discussed in person Driver''s License: Valid and clean Ontario Driver''s License required A company vehicle may be provided to a suitable candidate after performance and suitability are demonstrated. Please Note: This role is best suited for candidates with great communication and comfortable to present proposals to clients,experienced in refurbishment and renovation sales within existing buildings. It is not intended for those focused on new development, inbound-only sales, or transactional product selling. Success requires comfort with outbound prospecting, long sales cycles, and the ability to build and maintain long-term client relationships.
