Overview MG2, an affiliate of Colliers Engineering & Design is currently looking for an Architectural Team Lead - Entitlementsto join our Client Programs Market team in Toronto, ON! You will be working in our Client Programs (CP) Market, where you will have the unique opportunity to work on global and national building programs with a focus on project and client leadership through all phases of design and delivery. As a Client Leader of Entitlements, you will be in direct daily contact with Owner representatives, leading the Feasibility, Design, and Development of commercial retail projects, with your primary focus on new warehouses across various Canadian locations. Organizationally you will be positioned within our Client Programs (CP) Market, working on diverse project opportunities and a Client with a growing portfolio, both domestically and internationally. The role expectations and involvement as the client leader extend through all phases of project development from initial design and feasibility, through delivery of the completed project. As a client leader, you will collaborate directly with our consultant partners and contractors, along with various supporting client contacts, building project proposals for both owner and jurisdictional approvals. To thrive and succeed, an individual must have exceptional team and client leadership abilities anchored with nimble and effective communication and organizational skills. Seasoned competency in site planning, building design, programming and layout working with a proto-type design, site adapting the project proposal for different locations. A client leader will work with a dynamic team of design staff, project managers, estimators and a delivery team to achieve success in all phases of the project. Responsibilities Leads and manages both the client and project teams through the overall project development process from project conception phase through the design phases (PD,SD,DD) and continues to actively collaborate with the delivery project manager from construction documents through construction administration, reporting to the client the project statusthroughout the life of the project. Leads the architectural building design process. Engages the design team, communicatedthe AHJ and client design expectations and assures the quality of the deliverables to the client. Handles Quality Control of project documents. Responsible for deliverables to the client or AHJ. Participates in construction costing, scheduling and phasing with our internal Cost Management team, the general contractor and the client''''s real estate and construction departments. Directly negotiates with the client any scope change and additional services as required. Responsible for the project financialincluding invoice review and tracks progress in collections and communicates with client as necessary to collect any aging invoices. Leads client & consultant communication and can speak with confidence and knowledge about the drawings and deliverables. Focuses on team ownership and accountability of projects as well as team dynamics so as to grow communication proficiency with leadership team, client, and project team. Ensures projects begin with a project plan, overall schedule and budget work plan in place. Ensures clear milestones are established, communicated regularly with the client through weekly project status updates and resultsare achieved by the project team. Actively engages in mentoring and apprenticeship opportunities and encourages the development of the junior staff. Always working to share their expertise and explain the ''''why'''' to colleagues. Travel (1-2 day drips) will be required for attendance at site meetings and presentations to various state and local jurisdictions. Maintains consistent rigor around client and team communications. Holds regular meetings with the client and project teams to assure clarity of scope, that the schedule is being met and the deliverables are of a high quality. Qualifications Bachelors or Masters degree in Architecture or a related field. 8+ years of experience in a professional architecture or design firm. Architectural licensure preferred. Proficiency with Revit, Auto-CAD, and MS Office. Demonstrated experience utilizing collaboration software such as Bluebeam, Miro, and Teams. Demonstrated experience coordinating architectural construction documents; Previous documentation of various project types, scale, and complexity preferred. Demonstrated experience in all aspects of construction administration including RFI / submittal review, generating field reports, and project close-out procedures. Ability to read, write and understand English for purposes of comprehending written job-related communications and verbal instructions and interactions.
