Learn more about us at YOUR NEW ROLE The Building Condition Assessor position is a role focused on technical services and project coordination related to conducting elemental evaluations of existing buildings. This position supports non-profit housing societies by completing building condition assessments (BCAs) for existing non-profit buildings which assist with the long-term capital planning process. This role involves working directly with non-profit housing societies to perform building condition assessments, collecting and analyzing building data, and preparing long term capital plans. WHAT YOU WILL DO Conduct Building Condition Assessments Travel to sites to conduct elemental evaluation of building components for a variety of nonprofit clients across the province. Building portfolio includes single detached family homes, duplexes, rowhouses, townhouses, MURBs, care homes and commercial spaces. Perform outreach and site visit coordination across the province arrange site visits, accommodation, travel, and report expenses. Work with the nonprofit housing staff in the data collection process, including interviewing relevant nonprofit housing staff. Complete site visits in accordance with American Society for Testing and Materials (ASTM) Practice E2018-15 Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process, including photos, notes, onsite measurements, and utilizing company tools. Training will be provided. Assess client facilities utilizing professional expertise and judgment to determine physical condition of building components and conformance with building codes. Document building components with written narrative descriptions and photographs. Analyze building systems documented in photographs and extrapolate condition information. Use engineering judgement to develop and recommend repair strategies including scope, timing and expected cost of repair/replacement. Develop repair and replacement cost budgets using data from RS Means and quantity takeoffs completed on site. Use Amerescos AssetPlanner software or BCNPHA internal templates to document building equipment and components, provide justification for determination of the physical condition, and complete reports. Data Management Assist in identifying and pursuing opportunities to enrich BCNPHA databases with relevant data. Monitors technical advancements, regulations, and best practices relevant to clients in the application of Building Condition Assessments. Education Travel to BCNPHA hosted conferences throughout British Columbia to present on Building Condition Assessments and Capital Planning. Present and explain the building condition assessment reports to nonprofit housing staff and Board of Directors. Facilitate online Capital Planning courses to nonprofit housing staff. WHAT YOU''LL NEED TO SUCCEED Education requirements Must Have: Postsecondary education in a relevant field, including but not limited to: architectural technology, civil, mechanical, electrical engineering, building science or building engineering. Experience requirements Must Have: At least 12 years of professional working experience in a relevant field. Building science proficiency including base knowledge on architectural, building envelope, HVAC, mechanical and electrical building systems or site components. Nice to Have: General knowledge of technical standards and process in completing building condition assessments as per ASTM Practice E2018-15 Standard Guide. Previous experience in capital planning. Previous experience and working knowledge on energy conservation measures in buildings. Previous experience working with nonprofit organizations. Technical skill requirements Must Have: Proficient in all MS Office. Experience in preparing presentations and presenting data visually and verbally. Proficient ability to read building drawings. Nice to Have: Experience with writing building condition assessment and depreciation reports. Experience using Amerescos AssetPlanner software. Soft skill requirements Must Have: Strong professional verbal and written communication skills, with the ability to clearly articulate ideas, updates, and feedback. Ability to gather, analyze, and synthesize complex information to support decisionmaking and propose justifiable recommendations. Motivated to learn about building systems, including structural, architectural, mechanical and electrical. Strong interpersonal and problemsolving skills. Ability to meet critical deadlines and prioritize multiple tasks in a fastpaced environment. Provide quality assurance, troubleshooting, and followup as needed. Adaptability in dynamic environments, effectively communicating changes, progressing with resourcefulness, and meeting challenges proactively. Identifies ways to improve process and quality, developing alternative approaches and ideas. SUPERVISORY RESPONSIBILITY N/A ADDITIONAL INFORMATION Must have a valid driver''s license. Flexible work schedules involving the occasional evening/weekend work due to participation in project events. Some travel throughout British Columbia required.
